Thanks for the additional information, I (wrongly) jumped to conclusions. I am sorry.
Am I understanding correctly that there is an area in the basement that could be a rental? An in-law suite kind of thing? Plus a dark room possibility? I am totally envious. Not only can you get a college student to help you out now, many years into the future if the house becomes to big for you, you could move in the downstairs area and let the upstairs tenants pay your mortgage while you travel the world.

Too much room is MUCH better than too little. I lived in a way too small house for over 20 years, and now that we're in a much bigger house it finally feels like we have enough room to breathe. I can also say from experience that it's much easier to keep a big house clean than a small one because the bigger house should have adequate storage for your stuff. When you have enough storage space, everything has a home and things can be put away making it way faster and easier to breeze through and clean. I wouldn't let the thought of having to clean a bigger house steer me away from a house that I loved.

I don't mean to sound frivolous but 13K over on a favorite house in a near perfect location, with a potential rental space doesn't bad to me.
Sometimes the extras like garage and hobby space make living there worth the stretch.
What's your second choice house look like? Will it need repairs too? We live in high wind country, roofs always have to be repaired, and replaced, that's an operational expense for us. But I understand it's more rare elsewhere.

My daughter is 16 and can help with cleaning. Sister pointed out something I missed and embarrassed to admit as it's usually my first question. Roof has never been replaced and is 24 years old. also at some point the deck will need to be refinished. It is weathered already. Rail is pretty sturdy but probably could use some tightening up. If it's a shingle roof you are usually 'allowed' one more 'layer' of roof shingles (1 new roof ) before you have to do a complete rip off, before re roofing. Which is much cheaper. It depends on what structure is there. If it's not shingles then ignore this it'll be expensive. Lol Hop is trying help , but this is not true everywhere. Ask your local roofer or inspector about codes- don't make an assumption without facts.

Houston249 The basement has a full-sized bedroom, a full bathroom, two closets and a mini kitchen in that it has some cabinets, a sink, a place for mini fridge and a bar seating area. It has a living area space where they put built ins. There is another room down there that isn't quite finished but has concrete floors with a drain.....one small window.....Im thinking storage or dark room (guess which is winning?? ) There is no private entrance to the basement though. The theory is that I could find a college student to live there and watch my daughter three days a week while I am at work. Not so much babysitting but an adult presence in the home to keep the boys out etc. My daughter is a little unhappy because she wanted the downstairs to herself. I would put my crafting stuff down there as well. I like your idea of moving down there and traveling at some point too The offer is going in this morning. We will see what happens

Good luck! We have found, since moving into 3,000 sq ft home, that bigger is always better! Lol. I feel claustrophobic in small, dark houses

We went from about 1100 SF to 3500 SF for our family of three with three dogs (two are big dogs). It's perfect. I can't imagine living in anything smaller even when DD grows up and moves out. LOL, I just tell her by the time she's old enough to get married and have kids, they can just live here and take care of us in our old age!

I doubt he will ever move back with me. He is enjoying his freedom and being his own person. I highly doubt he will come back (kinda makes me sad and proud all at once) The girl is more than likely the one to leave late and may possibly come back and Im okay with that for now. I fear being overwhelmed. I have been overwhelmed by everything since our accident. Even little things sometimes can be completely overwhelming at the oddest times. So I spend most of my time trying to avoid overwhelming complications, but find that I just make it even more overwhelming. I listened to what many of the peas have said about the size. I currently am in a very small place and its overwhelming due to lack of space so maybe I am incorrect in my thinking that I need smaller. I spoke with my MIL who purchased a house shortly after dad and my husband passed. Its fairly large for her and her dog so I thought I would ask her. She hasn't regretted a moment of it and thinks that I won't either. We will find out soon enough lol

How old is the furnace and AC unit? Older units can make your utility bills higher, need expensive repairs, and need to be replaced soon. What kind of windows does the house have? Are they the home's original windows?

2400 sq feet would be more house than I would want to have, but I think I am in the minority there. I wish you luck with whatever you decide. Same for us We rented a split level for 4 yrs with a teen and a toddler. When we decided to buy at the end of that 4 yrs we decided to downsize. We bought a single level 1400 sq ft house. Our teen had moved out so it was just the 3 of us. I didn't want to spend all weekend cleaning after working during the week and the floor plan works perfectly with the family room at the opposite end from the living room. This house will also be the house we can stay in when we both retire and we will give it to our dd when we pass on. We preferred staying small and under budget and it has worked out well for us. We didn't want to be house poor especially as we aged.

It sounds like you have found a great house!
I'd call my current insurance agent and ask him if it will be any problem insuring a house with a 24 year old roof.
Since it's an older home, I might ask to see the current homeowner's utility bills to make sure I could afford to heat and cool the house.

We will find out soon enough lol I agree with other posters who say that having enough space to have a space for everything makes cleaning a breeze! We have that now, and it's really wonderful! I will also say that our home is both fully decorated and 'full,' so I am at the place where I'm watchful of how much more stuff comes in and keep an eye on decluttering. Any more "stuff" at our place would definately upset the delicate balance! Cleaning around what we have now, though - dusting, vacuuming, etc. - is really not bad at all. To me, it's the clutter that gets ya!

There is an alternative to buying a bigger house for all your stuff: have less stuff Generally speaking, stuff will expand to fit the space. So if (general) you buy a bigger house to accommodate all the stuff, sooner or later, that house will probably be full too.

Take the time to figure out if 13k is doable or not. It might not make a big difference in your monthly payment, but keep in mind that if the perfect house stretches your finances uncomfortably, then it is not the perfect house. Take into consideration the monthly utilities bills as well has the upkeep and wear and tear of your home. That extra sq. footage may not be in your best interest, or it may be if you can live comfortably and plan for contingencies.

***UPDATE***. Well looks like I have a house. There was a small bidding war but because my bid was in first I got first shot. Had to come up a bit but I spent the last day talking with people and running numbers so I'm much more comfortable with the final number, which is not near asking price. Looks like we close October 8th! Yikes. Thank you for letting me use you guys as a sounding board Congratulations! I wish you many years of happiness in this house!
