If you rent a place at the beach for a vacation, what do you like to be present? It is a 2 bedroom and 2 bath (1 bath with shower, the other bath with separate bath and shower). 8 minute walk door to sand. 🌊 Small kitchen and also small patio area with a table to eat outside.
We are so happy to have a place to escape. We just settled two weeks before the one year anniversary of Phoebe dying. It was used by a couple for 25 years and about 2 hours from us-which is great for a quick getaway.
Oh-I also need your tips for getting smoke smell out of the place. I think the owner smoked outside, but when you first walk in I can kind of smell it. Not in the bedrooms, just the entryway. :/ we left deodorizing/odor neutralizing gel cups there when we left but I need to make sure it is gone asap.

Are you supplying linens? If so, then enough towels and wash cloths for the maximum number of people you condo is allowed to have, nice ones. In the kitchen a blender, toaster, pots/pans including one large enough for spaghetti or crab/lobster pot. Enough dishes, glasses, silverware so I don't have to wash every time we have a drink or snack before the next meal. It's nice to have a notebook with menus for local restaurants. A guest book is fun, too, I always like to read what other guests have written. Some places I've stayed have had beach chairs, beach toys, and one had a beach cart. Have your rules typed up, laminated, and taped to the front of the refrigerator - what to do with dirty linens, run dishwasher or wash dishes before leaving, where trash goes, time to check out, anything else that needs to be done before guests leave. Always helps. Congrats on having a get-away place!

Beach towels... decent pots and pans.
basic things like salt, spices, foil, vegetable oil. ( I always seem to forget something!)
We stayed in a cottage once that had a basket with a bottle of wine a box of pasta, and a jar of pasta sauce and a loaf of bread.
It was great to have a meal taken care of. ( it was in England so there was also tea bags and a pint of milk.)

There is a pea with a lovely cabin in tn that we've stayed in a few times. I love her local recommendations and list of 'rules' totally written in her voice. Try bowls of white vinegar to absorb the smoke smell maybe? Also, no air fresheners/strong scents that can cause migraines. It sounds wonderful!

Coffee machine with filters, salt pepper, spices, dish soap, tin foil, plastic wrap, tupperware type containers for storing leftovers, corkscrew, fans in the summer unless there is air conditioning. It's nice to have a TV and something to play netflix although it's also nice to get away from that. Board games, puzzles, books, cards.

A dining table with enough chairs to accommodate the maximum number of people who can stay. We often rent a house on the beach with my sisters family for holidays and it is annoying to have to use ottomans and counter stools so that we can all dine at the table together.

Our lake place is more like a second home, rented only to family & friends.
We supply linens, towels, & beach towels. We have wifi (no tv), board games, Lego, cards,a keurig, paper towels, t paper.
Basics for food, oils, vinegar, salt, flour, sugar, ketchup, mustard, mayo.
Because we do lots of entertaining, we have 2 gas grills, one outdoor gas burner (for corn on the cob or lobster), lots of nice pots, pans, utensils.
We also have a kayak, canoe, & floats & hammock.

I've stayed in a fair number of beach houses, and some of my favorite items have already been mentioned. A few others I thought of are:
+ a small washer and dryer, if it's not available elsewhere within the condo community + hooks on the backs of the bathroom doors! (pet peeve of mine) + pot holders and trivets + broom & dustpan + a few jigsaw puzzles, simple/classic board games, & deck of cards in case of bad beach weather, bored/sick/sunburned kids, etc. + a few classic movies and/or books (same reasons as above) + listing of local TV channels and how to access guide/menu + extra blankets + pillows for the inevitable person stuck sleeping on a couch, LOL

I recently stayed in a 4-br place that had full- or queen-size beds in all the rooms (so technically slept 10 people, if you put 2 on the fold-out sofa), and there were - count 'em - FOUR chairs at the table. There were 5 of us, so one person had to sit on a bar stool. A K-cup machine is great for rental places. Having dishwasher detergent is great, too.

We rent a beach house every summer. I am particular about my creature comforts so I bring everything essential to my happiness. I bring my own linens, pillows, towels, beach towels, travel size Keurig. If I got to a place and it didn't have 100% cotton sheets, I would be unhappy at being uncomfortable for a week. I bring my own duvet and comforter because I worry that a rental washes their bedspreads as often as hotel, which is never.
I always bring my own freshly sharpened knives because I've never found any at a rental house that were anything but an ER visit waiting to happen. I bring my dish brush with a soap-filled handle because the sponges usually present skeeve me out. I bring my own paper products because my past couple of rentals have been lacking tp and paper towels. I bring my own trash bags because the ones supplied are often cheap and flimsy.
The thing I loved most about our place last summer was a huge closet with plenty of hangers. I have to have air circulation in addition to A/C so a ceiling fan is nice, but, yep, I bring my own fan in case there isn't one.
A hook or hooks on the bathroom door is good.

If I'm supplying my own linens or kitchen items, I love it when I book a place and they tell me what is there, along with a suggested packing list.
With linens--bed size(s), bath and beach towels, there is a colander in the kitchen, place settings for 4, etc. It saves me from guessing, hauling along things I don't need and running out to pick up an essential that I assume would be stocked.
A list of area activities that may not be in the normal tourist guide. Local ice cream place, putt putt golf, good movie theatre, suggestions if it rains... Sort of the local scoop!

We have friends with multiple weeks of timeshares, and these are things I always like when we stay with them. It's nice having enough extra dishes so that I'm not constantly washing them. I'm on vacation dang it, I don't need to be washing dishes five times a day! Since we stay with our friends frequently in adjoining units, it's nice when each unit has a laminated list of what should be in each of the units mounted inside a cabinet door (8 plates, 8 bowls, 8 water glasses, etc.) so we can put things back where they belong and a list of what to do with used linens and trash at the end of the stay. One thing that is almost never there (but I wish there was) is a roll of aluminum foil, that self sticking Glad plastic wrap, a box of assorted sizes of Ziplock bags. We always end up scrambling around looking for something to store leftover cooked food in without using up the four plates or whatever there is. It's nice to have a DVD player or cable tv, something with shows that kids can watch when they get bored or adults can watch at night if they're stuck there after the kids are in bed. WiFi is great too for downtime when you're done being outside or have had enough sun. If there is cable, some way to tell what's on when, and which channels are which. Washer/dryer access is critical, especially if you're catering to families with young kids who are constantly spilling stuff on their clothes, getting wet or dirty. Plus being near the beach, it's nice to be able to throw swimsuits and towels in the dryer so they're dry the next time you want to put it on. (There is almost nothing less fun than trying to wriggle into a cold, clammy, wet swimsuit even if your goal is to go swimming.) It might be nice to have a life jacket sized for an infant or a little kid, since not everyone owns one. We have at least four child sized life jackets and two infant sized jackets that we keep at our lake cabin, in case people with younger kids come out to visit with us, plus a bunch of various types of adult sized ones too. People who don't spend a lot of time on or near the water don't tend to have their own. A small vacuum for cleaning up crumbs around the dining table or sand that gets tracked in. Extra blankets for those who get cold easily. Extra pillows with varied firmness (I particularly love it when there are extra soft feather pillows). A binder with all the menus for local places to eat, and a laminated map showing where they are and how far away they are from the unit. Also a listing of other common places people might need to go such as a drugstore, Target, grocery store, gas station, post office/place to buy stamps and postcards. Power strips in the bedrooms so people can all plug in their phones or tablets at night. I hate having to fight over who gets to plug their junk in when there's only one outlet in the whole room and there's already a lamp and alarm clock plugged into the two available outlets by the bed.

Ditto on the washer/dryer. Love it! You can pack less (re-wear clothes) and we wash everything except what we wear home and last night's pj's before we leave. LOVE coming home to no laundry because I HATE coming home with laundry and other chores. Don't want the end of vacation and time before going back to reality to be a working downer.

We will not be listing it through a site and likely only renting to friends, but as we go through this summer we are trying to redo things but by bit.
The only thing we can't change is the dining situation. There is a built in 4 person table and we will add 2 stools at the end, but there is no true dining room. The outdoor table seats 4 now but we will get. 6 person table down the road.
We really want the place to be an escape for us. We are redoing the rooms kind of one at a time. We did get all new bedding and towels for us and slip overs for the couch/ loveseat. Once we are there more we definitely need new couches, but we want to save up for those since we want another pull out for extra people.
We do have a washer and dryer (small stackable) and a decent sized shed for a beach wagon and boogie boards/outdoor stuff. We have basic cable and wifi set up and will be bringing DVDs and board games down there as we go. 2 of the 3 TVs were tube so we replaced one already and will do the other one as we can.
Thank you for all of your good ideas. We will be building our towels and linens stash so we can strip the beds each time and put new ones in and bring the dirty ones home since we have a big washer dryer here that can handle comforters as well.

We look for dishes, pots and pans and all necessary eating and cooking utensils. We rent a condo at the beach every year and the first year we went we went to make pancakes and there was no spatula to flip them. I had to run to a local store to buy one, it wasn't a huge deal and now we take one every year, but they had everything but that. I don't mind bringing my own bath/beach towels and bed linens. Having garbage bags would be a plus as well.

I'm in a love affair with the condo that we rent every summer The main things I love about it is that it has air conditioning and a dishwasher They also supply enough towels for all of us (with three females that require two each it adds up) ... I am another that brings my own duvet and pillow because I'm weird like that I love that the kitchen is kitted out with pretty much everything I would need to cook ... and we are friends with the owners so anything I am missing I can borrow from them We grill almost every night so having a good grill is essential for us ... Access to laundry appliances is important too ...

I love having a table with a lamp next to the bed.
It surprises me how some places don't even have a good lamp next to the couch or an armchair. We read more than we watch TV.
I also love to find a wall mounted magnifying mirror in the bathroom (or at least have a mirror somewhere with good light where you can get close enough to put your makeup on).
When we rent a vacation place, it's always fun to see what games and books have been stashed there for the guests. I always appreciate a hand-out listing the places the locals like. Our favorite place to eat at the beach is a little dive we would have known about. The food is fine, the prices are amazing and the owners are lovely people.

For it not to smell - no smoke, air freshener, etc. Enough linens, dishes, silverware, pots and pans and utensils. A Keurig would be nice - we could bring our own pods - it was annoying to have to buy a can of coffee the one time we rented a house. Basic staples - basic spices, sugar, etc

Enough towels and linens A hairdryer If not supplying paper products/dish soap etc, at least enough of a starter set for one day Salt and Pepper, when we've stayed in condos, some have the little picnic type sets. One place we have stayed had a binder with menus for most of the local restaurants, that was very handy. Basic information such as the phone number, address, phone numbers for local hospitals, your property maintenance company etc on the wall by the phone.

We rent a beach place for a few weeks every summer. Towels, towels, towels. You cannot have too many. Hooks where you can hang wet things to dry. An outdoor spout where you can rinse things before coming in to the house. A dryer that dries efficiently. There is nothing that throws a wrench in my style like a tiny inefficient dryer that takes two hours to dry four towels.
Pretty much everything else is not that important to me. Cheap pots and pans and plates and silverware are totally fine (as long as there is enough for everyone). If kids will be among your guests, it is nice if there are some inexpensive outdoor toys (buckets, balls, frisbees) and basic indoor games.

Especially the last one. I'm half blind without my glasses and putting on mascara while trying to lean over a deep sink to get close enough to the bathroom mirror is a pain. I like when they have makeup mirrors. The place we rented the last two summers was pretty close to perfect except for this. I had to go out to the hall where they had a small table in the entry that had a mirror over it.
