First, write a complaint to the landlord/owner of the park. Keep a copy. Then call the Rental Housing Enforcement Unit at 1(888) 772-9277. I say write the landlord first because the unit suggests that as your first step. Yes! I read that I need to contact the landlord first. If nothing else I want the manager to understand that he does not have total rights to do as he pleases here.

Can you ease your Mum's fears about being evicted? That surely couldn't just happen under the circumstances you've described...there would have to be 'a process'. I did tell her some of this and she was surpsied because she too didn’t know that we have tenant rights as when they called her on the phone they insisted they could do whatever they wanted to because it’s “a private park” (which is absolutely incorrect).

Does your mom own the land that the trailer is on? At least here the owner of a property who is leasing or renting to someone else has rights to go on the property. However, I don't know that they have the rights to steal anything from the property. We have non-profit Legal Aid Societies locally that help with tenant landlord issues for free or a reduced fee. Maybe there is one in your area?

I would email the manager with a copy to owner of what was taken, the value, and the fact that he did not allow you to retrieve from dumpster. I would word it so it is not threatening, just stating the facts. maybe even add, ' I don't think you are aware that each of those plants you threw away had a value of $1000- $2000'. I would leave off anything stating your rights to own them, etc. Basically just something in writing, in case you should choose at a later date to pursue legal action. Just my opinion, something I would do. Sorry about your plants. Id be so upset. I think this is what I’d like to do to start with.

I would be prepared for a retaliatory eviction should you pursue legal charges against him. Even if you are completely right, and you win. Expect some completely bullshit reason for it.
I say that because he sounds like a petty little man who wants to rule his little kingdom his way or the highway.

Because of the value of the plants and because they are legal for you to own, I would probably contact the police to report that they were stolen. Taking the plants from your yard was a crime and the guy wouldn’t be able to stop the police from going through the contents of the dumpster looking for any evidence (assuming it hasn’t been collected already). $4000-8000 isn’t chump change and would probably be a felony if he was convicted of theft.
Plus, wouldn’t the owner of the park be the party responsible for evicting you? I would think the owners wouldn’t want a manager that goes digging around in their resident’s places unannounced and stealing stuff. Good luck, what an awful situation.

However they do need to go through the Landlord Tenant Board to have us evicted. And there does need to be evidence and the rules are pretty firm / limited, stuff like extensive disrepair, not paying rent. Also this is the manager and there is an owner, who does not seem to be as small minded and petty as this angry little cannabis hater. ETA: I think them not allowing us to renew the lease would be the easier option, and may impact ability to resell. I need to check a few things before I proceed.

You still have not said if YOU signed a lease. If not , what makes you believe YOU have tenant rights? It sounds as if this if your mother’s trailer and lease. That may mean you don’t have a legal right to see the lease etc. Know that rules can be made after the signing a lease is done that are also binding upon notice. I didnot sign a lease but I don’t think that matters — if anything it just means I’m subletting from my mom and I still have rights. My mom informed the owner / office that my family and I are the ones using the trailer, so they are aware of the situation. If they changed the rules or added any they were required to notify us in writing and there has been no notification. Did your Mom notify the office in writing? Like others have said before doing anything be sure YOU have rental rights. Rental rights or not, it is theft and you should have filed a police report immediately. I would probably call the police ASAP and if the dumpster has not been collected yet, ask the police to stand there while you look for your plants or ask them to look. Did the manager physically touch you, or hit you with the lid of the bin? I would report that too if he did. I bet just seeing the police show up would send this petty little man into fits. He may feel he can bully you, but watch him shrink around real authority.
And lastly, I had no idea that cannabis plants had such a high value. I hear there are strains that are very effective in helping people with insomnia get to sleep. I have horrible insomnia and would love to try it, but my doctor said I can't mix it with my pain medication.j

If it were me I would go back to the property manager and ask for meeting. I would also ask the owner to be present in said meeting because you need a third party who can make decisions. I would then calmly sit down and discussion the situation - why you brought the plants, where they were placed, and your understanding of rules. Explain the plants are very expensive and will cost quite a bit to have them replaced. Allow him to air his grievances about the plants.
Once you have both stated your respective positions ask him (property manager) about what can be done to resolve the problem - you being reimbursed and clarification on the rules of forbidden plants, access to property, etc. Set and plan and take care of business.
If he and/or property owner refuses to replace/reimburse the plans then you take the problem to the police (to report harassment) and the Tenant Board, etc. Be prepared to sell and/or move.

I would ask anyone in the trailer park if they had a list of current rules. Private trailer parks are allowed to have some of their own rules, as they are "private". Some don't allow alcohol as an example. Do you pay the property tax for your plot of leased land?
If you would like, pm me the name of the trailerpark. I may know people who are also at that park.
Cannabis plants are a sensitive issue in many places. Being that this is a private trailer park, the rules might be different.

Ugh, I’m so sorry. I have no additional advice for you. There’s a trailer park in my town managed by a trump supporting, racist bully. He removes any BLM yard signs and threatens people with eviction for any minor infraction without allowing them 3 days to fix it. His wife is the ‘landscaper’ and charges $60 by mowing the tiny lawn of anyone with slightly long grass.The tenants are too scared of eviction to stand up to them.
I hope you get this resolved quickly.

He should have notified your mom to remove the plants. Wondering if there are any gov’t regulations for growing in your area... must not be near school/park/near, fenced in area, etc.... that he could claim as grounds for removal?

The problem is that without a witness it's a he said/she said and if you didn't follow the lease agreement or any other rules/laws then it makes you less believable I'd make sure all your ducks are in a row as far as the lease/sublease, any rules about transporting/growing plants away from your primary residence, etc. Next steps would probably filing a police report, checking the limits of small claims court and/or hiring an attorney.

It may say subletting isn’t allowed (and even if it is allowed you may have to prove you are subletting which I’m assuming you aren’t paying your mom anything and couldn’t prove it). It may also say visitors only allowed when the person paying the lease is also onsite. You may be opening your mom up to being let go as a tenant anyway. He may claim he was protecting your mom’s property as the tenant was not on the premises and someone else was placing things on her property. I think you should file a report that your property was stolen, but just know you may be opening your mom up to a bunch of legal issues depending on how the lease is written. I think this could end up being the case. We have a home on a lake that we lease and in our contract, it says that we are the tenants and if we let others stay without us being there, we will notify the leasing company in writing the names, ages and phone # of who is staying there without us, every single time. It has to be in writing, with dates. Our contract also says its up to us to know if they have changed rules and suggests every year we obtain a new copy of rules before staying.
