We are not on the water but the immediate area just north where I live is a flood zone. My friend had flood insurance that was going up some every year for her house. A house the bought from her in-laws who lived there well over 40 years. Anyway her flood insurance went from $200 to $6,000.. that is a fix rate determined by the federal government. Also be aware that many basic flood insurance policies, despite their cost, still have a list of things they won't cover that's as long as your arm. So bear in mind what won't be covered when you are looking at homes. A lovely amenity or feature that sellers are quick to point out when tabulating their asking price may be something an insurance policy won't cover should you face any sort of flooding.
