So we're discussing dealbreakers elsewhere, but I've been thinking lately about my wish list for the new home we hope to build as our "forever" home. Most of these items are not dealbreakers for me, but just a wishlist.
1. Large kitchen with ample storage, including walk-in pantry with adequate light and shallow shelving. 2. A sort of butler's pantry/keeping room/mudroom situation off the kitchen that also has an exterior exit to the back yard/garage via covered walkway. 3. Garage behind the main house, not visible from the street. 4. Hobby space for DH above the garage with full power/AC and a bathroom. 5. No formal living or dining. Large family space adjacent to eating space. 6. Music room large enough to hold all of our instruments and host rehearsal sessions with others, with lots of outlets. 7. Two offices, one each for me and DH. 8. Separate MIL quarters that are either attached and very private or else a separate structure. 9. Large laundry room with space to hang clothes to dry. 10. Utility storage closet in or next to laundry room. 11. Large linen closet near the bedrooms. 12. Three bedrooms that are not offices - one primary and two guest, each with their own bathroom attached. 13. Separate his and hers walk in closets in the primary bedroom. 14. Large shower in master bath. No tub. 15. Covered patio area with outdoor kitchen and TV. 16. Xeriscaped/native plants yard with just a little grass for dogs to do business.

Moderate kitchen with low bar extension, ample storage, 4 burner stove with middle griddle.
Single story (we have a 2 story and stairs are not cool)
Tile and hardwood flooring
Plain flat molding along flooring and walls
4 bedroom (one for scrap/craft space)
AC/heat
No fire place (we have a gas one I hate)
Nice backyard with covered patio and just enough grass as well as area for garden, small front lawn but area with covered porch (have that now and love it)
3 car garage (tandem style)
Soaking bath in master bathroom with large walk in shower
Large walk in shower and separate tub in other bathroom as well
Ceiling fans in all rooms
Outlets with USB plugs as well
Would like the front to face north, back south
Vinyl fencing

My wish list: - Huge walk-in shower. Maybe even a “wet” area where the shower and tub are contained together and the floor has a drain. - Walk-in pantry. Our house before this one had one and I loved it. - A big room for me - craft, art, computer, books, etc. But I don’t want it too isolated from the rest of the house. - 3 car garage. 2 cars plus SO’s gym. Or, I’ve seen those garages that have a back bay and the door can open to the backyard. That would be perfect for SO’s gym. He can fully open the doors and have backyard privacy. - Main floor bedroom and full bathroom. - If the house is 2-storied, dual A/C and heater. - Don’t really need a formal living room. - Pool. Now, this has been my dream like forever! I know it will probably never happen, but I can dream. 😁 - One bedroom for an office. - One bedroom for guest.

for THIS stage in my life, my current home actually ticks off most of my wishes - I would have preferred two closets in my bedroom, a walk-in shower in the en suite, and a pedestrian door into the garage. A pool was on the dream list.
Fo the NEXT stage in my life? (the no kids, retirement age stage)
1. single story 2. accessible en suite (shower only) 3. formal dining room (but not an eat-in kitchen - I have both here and it's too much - we only use the dining room) 4. space for a craft room 5. a big attic or basement or out building for DH's hobby space 6. an outdoor clothesline easily accessible from the laundry space (indoor hanging space would be a plus) 7. a powder room 8. a pantry space big enough to hold pantry items, small appliances, and a freezer 9. a small yard with low maintenance perennials and flowering trees, not much lawn if any, native plants (I love flowers but am NOT a gardener) 10. garage with workshop space 11. on a bus line 12. NO carpets 13. actual rooms - no open floor plan or great room

* Drive way (I don't need a garage, but I want my own drive way to park) * Lots of windows and natural light * Laundry (I currently have to pay a bajillion dollars to do laundry down the hall) * 1.5 + bathrooms * 2-3 bedrooms (spare room plus scrapbook studio) * No one above or below me

Do you use a water softener? My friend built a new home and she had a 'slide' put in, that allowed softener salt bags to be slid down to near the softener. Made it so much easier than lugging those 40 pounds bags down to the basement!

A large gas stovetop with a real vent above it. The hanging thing for pots and pans above my island. In the island I want storage for my appliances. I would like this area to not be open to the great room. 2. A mudroom that connects from the garage. Area will have a powder room, space for my freezer, and my laundry room. We sold our house a few months ago - so will likely buy within a few years. I want:
Covered porch with view Beautiful outdoor patio Vegetable garden Office with view Walking distance to everything I need.
Right now we are renting and can go 5 days without moving car, we walk everywhere- it’s heaven.

I'm never going to build a new house, because that is not my thing; and I highly doubt I'll even move from my current one unless it's to downsize, so my wish list is strictly for my current house--some are very plausible, and we will definitely do at some point, while some more pie in the sky. One thing I won't ever have that does bum me out is a fireplace. The house never had one thanks to being built in the midst of coal country. It was built with a coal furnace instead. I don't even have the top of my chimney anymore, since the last owners had it taken down & the roof closed over. You may notice a theme at first. 1. Replace the wall to have a front hallway back. 2. Replace the wall (& put up the original French doors again) to have a separate study back. 3. Replace the wall to recreate the hallway that kept the basement door out of the formal dining room. 4. Create an office/craft room from the currently empty walk-through bedroom attached to the primary bedroom. 5. Built-in bookcases it the study and the office, once the other work is done. 6. Possibly rework the powder room, laundry room, mud room areas to revert the original walk-in pantry back. 7. If number 6 is done, possibly create a small addition to increase the space in the laundry & mudroom and allow the first floor bath to be a full bath. 8. Restore all of the remaining original cylinder glass windows. 9. Hopefully rescue 1-3 original windows that we either know or believe have been covered over. 10. Remove the 1940s siding and go back to clapboard on the house exterior. 11. Re-plaster the dining room & living room ceilings. 12. Replace the floor patches with floor grates. 13. Re-roof and repair the small A-frame building in our yard. 14. And my personal pie-in-the-sky, mostly because it's a lot of work, and we have enough work to do--replace the in-ground pool. There used to be one, but it was removed by the prior owners. They were big on removing things. 15. Even is 14 doesn't happen, we'd still love an outdoor shower.

This home has everything I could want EXCEPT a long three car garage, where we could put the cars and have ample storage and a work area also for DH.
We have a short 2 car that our cars can't really comfortably fit in, so it's used for DH tools and to store completed items for sale and packing materials for my business, camping supplies, yard maintenance stuff, that kind of thing. I would also like a longer driveway.

Here's my wish list for our next home:
One story - lots of natural light and high ceilings. Primary suite with 2 walk in closets, bathroom with ample storage, a linen closet, large walk in shower & no tub. Kitchen with an island that has seating - plenty of counter space, dual wall ovens, gas stove top. A cabinet with the kitchen aid mixer lift feature. Walk in pantry with cabinets and shelves. Large family room. 2 bedrooms with a jack & jill bath. One would be my craft room with a walk in closet. The other would be a guest room. A space for DH to watch tv and whatever else he wants to do. Covered outdoor kitchen and living space plus a grassy area. 3 Car garage with area for storage. I kinda want a pool but I don't think DH would be into it.

*walk in closet *separate dining room *three car garage *storage that is easy to get to (lots of holiday decorations) *space for family get togethers
What I didn't know I needed
* yard space so neighbors aren't as close as last house * quiet street * trees * turkeys (love all the birds, but the turkeys are a hoot)
Missing from new house
* kitchen and bathrooms from this century (almost done with that) * neighbors that love to have a quick chat (have developed some of those relationships) * fewer steps

Apart from actually OWNING a house?
DH and I have talked about this, and we'd love to have: * An office for each of us (mine would also serve as my craft room) * A spare bedroom wouldn't be a bad idea if we ever hosted overnight guests * Our own washer and dryer (I hate sharing washers and dryers) * I forget exactly what they're called, but a big wash basin/sink thing in the laundry room area so I can clean a litter box more than just swapping litter out (I do this in the bathtub right now) * A DarkAcademia-inspired library room * A finished basement would be nice - but we'd also settle for a media room (his sister had one of the rooms in their house painted completely black and had a pull-down screen on it that they used to watch movies, play video games, etc.)

NO HOA Single story. NO swimming pool. Open floorplan. Large walk-in shower with bench seat. A storage closet or two. One wall of kitchen (cabinets and appliances) with a long thin island in front of it. Must have upper cabinets (NO wall shelves in place of cabinets), lower cabinets must have lots of drawers. A pantry. Wood or laminate wood flooring. Small patio area, no yard. Lots of windows. Hugh ceilings.
My perfect for me space is >> The floor plan would be an "E". Long rectangle space with three alcoves or rooms (with a sliding door or french doors) off of the long part of the "E".

Large walk-in shower with bench seat. Oooh, yeah---if I ever put in a shower, I absolutely want a bench seat! More practical for shaving legs, and just nice to sit there when you're sore, or sick, or anything like that.

My dream home would include a large yard (although it wouldn't have to be as large as ours is now) with landscaping, a fenced area for the dogs, and a pool. I would also wish for the kids' bedrooms to be on the same floor of the house, a finished basement, a two-car garage, a kitchen with two ovens, a walk-in closet big enough for my husband's clothes AND mine, a separate office space, a soaking tub, and to not live in a subdivision or on a super busy street. I have 2 of those things right now.

The first two things that come to mind: ~ Butler's Pantry where I can keep all of my big appliances out on the bench but out of sight ~ Spice storage for at least 60-70 jars. Ideally I would like a floor to ceiling skinny pull out section of the cabinetry, similar to THISThere are lots of other things on my wish-list, but those are the two most important.

Have most of what I would like I have in my current house, but in the new house would like to include; -Contemporary elevation, tall floor to ceiling windows, tall entry doors -Powder room -At least four bathrooms -His and hers en-suite bathrooms -Separate walk-in closets in master suite with shelving to accommodate my Dr. Martens collection -Large either separate building or above garage hobby/workshop for D/H -Large craft and Lego room big enough to assemble a Lego city and have built-in cabinets, lots of work space, a bathroom and separate sink for crafting -Sun room for my birds -At least two acres for privacy and for the dogs to run around -Two story with elevator -Master suite upstairs -Landscape lighting -Gas cook top, two built-in ovens -Walk-in pantry -Lots of cabinets in the kitchen -3-4 bedrooms, all with en-suite bathrooms and walk-in closets -Side entry 3-4 car garage -Outdoor kitchen -Den for video gaming -Large covered outdoor space -Pool

We are in the middle of building what I hope will be our last home ,so first we looked for a lot that was facing south with a view . We are building a modern house , the bedrooms and the bathrooms are small, but the kitchen ,living room and entertainment room are pretty large and it has big windows , I wanted a lot of light , downstairs we will have a entertainment room with a bourbon wet bar and a golf simulator and tv my two sons and husband are very excited about it. We will also have a swimming pool .

DH and I have been discussing this as we decide whether to age in place vs moving somewhere else. We want to stay in the northeast but we want a one-story house, which are sort of hard to come by up here. The ones that are available typically need extensive upgrading, but if we stayed in our current house, we would have to add on/redo the bottom floor because of its current configuration and the location of the septic tank. We've talked about building, but unless you're in the total boonies, real estate is pricey.
First floor primary bedroom/bath. First floor offices for DH and me. Large mudroom with ample storage, including utility closet. Large laundry room near primary bedroom with sink and hanging/folding/laundry basket storage. Kitchen island rather than peninsula. Dining and sitting rooms open to kitchen. Seamless, hidden-cord area for recharging devices. Screened porch. Usable garage. Walk-in to kitchen from garage. Lavish landscaping with stone, native plants and grasses. Separate his and her closets.
What we have already that we like (which has us leaning toward staying in our current house but remodeling:
No HOA. Large lot and not too close to the neighbors. Close to great health care. Quick access to expressway. Large walk-in pantry. Linen storage in/near primary bedroom. Woodburning fireplace (but could be convinced to get a cool-looking woodburning stove instead) Seated vanity in primary bath. Hardwood floors throughout (except two small upstairs bedrooms) Bench in primary shower for shaving legs. Central AC and heat.

~ I want a sauna ~ space in just the right spot for a small garden ~ overhead structure on the patio where I can sit and hear the rain come down ~ a built out craft room ~ a guest room or two, both en suite ~ a laundry room where I can hang clothes to dry, have a table to fold clothes on, have a utility sink, ample storage for cleaning supplies, to include the vacuum and the mopping gear, and space for seasonal ware like dishes, vases, oversized trays, and holiday pans. ~ separate closets tricked out ~ a garage space that doubles as a bike garage, workout space and coffee roasting spot ~ walk in shower with built in bench ~ a kitchen full of drawers, an appliance/food pantry behind a door, a gas range and an electric wall oven, a microwave drawer, ~ a living room large enough for two seating areas ~ a powder room ~ an ADU for when someone stays longish term, or is a family and needs more space, that also has a room for a pool table and ping pong set up ~ ample storage everywhere ~ something mid century modern
I'm sure there is more I "need" so maybe I'll add on to this later.

Wish List:
1. Covered back porch 2. Storage (my house has NO storage. No basement. No coat closet. No linen closet.) (we have created some but not traditional) 3. Cover front porch (one or the other is fine, but both would be lovely) 4. Craft room 5. Pantry 6. Walk in closet for master bedroom 7. Ranch with basement 8. Outlets where you need and want them (like for decorations)
Things like A/C are not on my wish list, something like that is a must. deal breaker.
Oh a couple of things
at least a two car garage, with a third area for tool boxes, all my DH garage stuff a storage area that is easy to get to so that I don't have to have help getting xmas stuff out..or whatever
and this ... a door from the garage straight into a pantry, so all groceries are right there. LOL.. I just saw this on a TT video..

We looked for a very long time to find the house we’re in right now. My current house has *almost* everything we were looking for. The only things missing from our previous wish list are:
- zero entry, no door or curtain and a seat in the master ensuite shower - powder room/ bathroom in the basement (I mainly want a toilet and a sink down there) - walkout basement - gas cooktop (can’t do it because the microwave is above it and it would be a code violation)
Now that we’ve lived here for a dozen years, I would:
- convert the first floor office into a space that could be used as a bedroom and expanding it by moving the front wall into the space that is currently an unused formal livingroom and adding a closet.
- convert the current formal livingroom into a front office in the now smaller (but brighter and more open) room at the front of the house.
- add a large three season enclosed porch or sunroom in the back off of the eat in kitchen/ dining area. Our house really doesn’t have a nice space to host a bigger gathering of people (and by bigger I mean more than 2-3 people besides us). Right now there is seating for three people (us) in our family room where the TV is. If we had our livingroom set up as a livingroom, it’s about the same size as the family room so it would only seat five people at most if there wasn’t a TV in there. It’s separated from the family room by the foyer/entryway so it’s not all one space and there’s no way to open it up because the stairs to the second floor is in the center of the entryway right as you come in.
- add a large shed or pole barn behind the garage to hold all of DH’s power equipment (riding lawn mower, side by side ATV with a plow, bigger plow for the pickup truck, assorted sprayers for fertilizer or weed killer) plus storage space for the seasonal outdoor décor.
- oh, and I’d rip out every inch of carpet and replace it all with hard surfaced flooring. Carpet sucks.

DH and I plan to age in place in our current house, so we are renovating as we go. We recently enlarged our kitchen island, and I love it. However, I wish I had included at least one pop-up outlet so I could use my mixer on it. Two pop-ups would give me an awesome space for entertaining bc I could put all of my crockpots there for serving—it’s easier for people to serve themselves by just walking around the island if all food (both hot and cold) is in one location.

Because I apparently look for fire/burn risks everywhere, ( ) when I see those microwaves over stoves, I always shudder at the mental image of someone spilling something hot when pulling it out of a microwave placed above them. I just feel like kitchens these days have acres of countertop, so if I had a new, big kitchen, I'd for sure just leave it on the counter. That fear of mine aside, though, I do wonder why it's a code violation in some areas. I had no idea!
