Maybe you can appeal to the school district since you already have 4 kids going there...

A realtor friend of mine claims that you may underprice it and buyers always assume you are saving money by listing it FSBO and negotiate harder.

Our situation is a little different as we ended up selling our house to a relative (we are in the process of this right now) and were reading up on FSBO to do this and actually decided we were not comfortable. Instead we hired the realtor that sold us the house we just moved into. We are contracted with him as a listing agent and we negotiated a lower commissions that we were all comfortable with since we brought a buyer to the table. He is assisting with paperwork and making sure everything moves smoothly.
What if you started telling people you're selling Pemberley and get a buzz going and see what happens? That is what happened with our house, I offered it to everyone I met. I had no idea this relative would bite. If you found a buyer through your own marketing maybe you could look into a relator for assisting you like we did. Just a thought.

There are a lot of reasons why we are selling. It's a beautiful house and I have loved living here, but it's time to go. When I first walked through Pemberley, I called our school district to see if it was in the boundaries because I couldn't tell from the district map. I talked to 2 people that said it was. Then after we moved in and I called the office to change our address they said, "That's not in our district." And I just about crapped my pants. Half of our street is in one district and the other half is in another. The boundary goes right through our property apparently. ANYWAY, we have been sending our kids to our original district, but we just learned that they are not accepting any new out-of-district students and so our 4 year old will not be admitted next year. Plus, it's just more house than we need. It's more yard than we need. It doesn't have a backyard and we want a pool. Etc. etc. etc. The only reason to stay is because of The Pretty. Not sure where you live but when I took an Ed law class in Illinois, the lawyer teaching the class told us about a situation where the district boundary ran through the house. They determined school district for the child by where he laid his head at night.

Yes, our house is set too far north for it to be in the district we want. There's nothing we can do about it, so we are just going to get a house in the district so that we don't have to deal with it anymore.

I just bought a house last summer. I didn't give FsBO houses a second look.
We've always used a realtor and a lawyer for the biggest investment purchases of our lives. I think it's asking for trouble not to. They have always earned what we spent on their services.

One con is way less exposure. No MLS listing. No networking. You're counting on street traffic. Our experience as a buyer with FSBO is that people want to pocket the commission costs for themselves. So right off the bat, it says greedy and that's just not the type of personality we were interested in doing business with. I like the protections, experience and knowledge of having a realtor and broker involved and we are willing to pay for that with the commission. What I'm not interested in doing is paying a homeowner who offers no protections, knowledge or experience the price of commission which is exactly what a FSBO is trying to do.

We have bought and sold FSBO before and used a real estate attorney to make sure all the paperwork was in order. I think if it is something you see in your market, definitely give it a try, but it is a lot of work for you.
Our last home was sold through with a realtor. The realtor we bought the house through gave us a shockingly low valuation and we asked around for recommendations for another realtor. The second one came up with a number we felt was fair and got the listing.
We ended up with an odd buyer. He was odd with some of his demands after we went into escrow and I was so happy when the deal was done, keys handed over and we drove away. Six months later we received a registered/certified package giving us an opportunity to avoid a lawsuit for allegedly misrepresenting the size of the garage by paying him approximately 10% of the sale price of the house. To make sure we understood how serious he was, he included the architectural renderings and project proposal. I was so happy to phone our realtor and say "hey, guess who I just heard from?"

There's nothing we can do about it, so we are just going to get a house in the district so that we don't have to deal with it anymore. I can't believe that you have children in that district already, but they won't allow your next child in. In our school district, once you get one kid in, all of the siblings can get in.

The elementary schools are overcrowded and two of them are old and need to be rebuilt. They keep trying to pass a bond to pay for the new schools but it has repeatedly been voted down. So, until the bond passes they are not letting in any new out of district students. And the bond is never going to pass because the people here are cheap and the school board keeps making idiotic decisions.
