We had a tenant that rented from us for the last year. We went into the house yesterday, after she "vacated" and it is the weirdest organized mess I have ever seen. No trash or anything, thank god, nothing gross but one room is stacks of paper and magazines, the living room is full of unopened boxes from TV shopping, there are just tons of those rubber maid tubs everywhere. It is SO weird!
Her furniture and dishes are gone. Counters and bathroom pretty clean but, other than that, every surface has something neatly stacked on it, several items high. Floors look good, walls look good.
We called her to make sure she had finished moving out because we were sure she had not, but she said that she was making a "clean break" and would forgo her deposit for all of our trouble to get rid of anything and signed a release. Usually I would just trash everything, but so much of this stuff appears to be unopened deliveries and the tubs full of fabric and craft stuff. And omg, the amount of books is staggering. I opened one of the smaller boxes and it is a Canon Selphy photo printer that she just purchased last month! I even called her again and asked if she at least wanted the unopened boxes and she again told me that she was making a "clean break" and didn't want anything that was left in the house.
WTF???
I looked over her rental application and she has about a 5 year history of vacating after a year or two and her references were fine. I am wondering if she moves to start over, than does this because the pattern repeats and she fills the house and gets overwhelmed. In the meantime, guess I am going to be very busy the next few weeks. SO weird.

This whole thing has made me slightly sad all day because I really think there is some mental illness present. I mean, who does this? And I will take photos eventually (maybe when all of the boxes are open) but, at the moment, it feels like I am snooping and violating her privacy. Maybe when I am getting pissed off I have to deal with it, I will get over that feeling lol.
So far, the plan of action is call a guy I use to haul stuff away or to be recycled: he will get all of the paper stuff. He is happy to be able to take it to be recycled and make some money. All books are going to the library. The tubs with fabric will go to my storage unit for now, which leaves just the boxes to open, although I think I will still be renting a large dumpster, which will be taken out of her deposit money for that cost. I hope this will cover most of everything so I can prepare the house for a new tenant. I am not looking forward to the work for this one at all, but I have had to deal with worse, so I am counting my blessings.
I have opened about 10 boxes, basically clearing off a counter, and the majority of those seems to be clothing, totalling about $755 so far, plus whatever the cost of the Selphy happens to be. All clothing will go to a shelter, I think. Most of the boxes seem to be from HSN, QVC, and Target, some of the dates are about a year old. I am keeping all of the receipts and will offer them to her to do what she would like with them or just shred them. I will also offer her the donation receipts if she wants them for tax purposes, but if she does not, I am trying to decide if it would be ethical for me to use them, since she basically made everything my property. What do the Peas think?
I had not even thought about the stolen goods angle...not sure what I will do about that, such as researching, etc. This whole thing is just strange to me, but certainly not the strangest thing I have seen as a landlord. I have a phone number for her but no forwarding address.
