I have 3 young kids. Most of my house has just slightly off white carpeting. No problems. I don't really understand messy people, though. We do have tile in the dining room and wet areas like the bathrooms, laundry, and kitchen. Why can't you go see anything in person? Was DH not able to negotiate a relocation package? There are tenants in the property and they cannot show it to us while people are living there. I'm not sure if it's a law or policy. We even have a proxy to view the place but no one is allowed when people are living there. It seems strange to me, too. Huge red flag. Huge. landlords can give notice for showing units and tenants have no say.

I'd put a rug under the table. Life is too short to worry about spilling. I need to live in a world where people can spill! (Name that show) That's what I would do. In fact where I live we have off white carpets and we have large area rugs covering big parts of them. We opted for darkish colors and didn't spend a ton of money on them.

No upholstered dining room chairs, I cuddle with the dog on the couch, my kids played with finger paints and play dough. I spent a lot of time cleaning, but I don't regret it.

How long of a lease are you signing?
I don't think I could sign a year lease if I haven't seen the place.. things can look very different in pictures then in reality.
Not to mention all the real estate scams out there.

I'm one of 5 children, so there were 7 of us all together. The house I grew up in had carpeting in the dining room. We even had carpeting in the kitchen for a while.
Did we spill food and drinks? Absolutely. But my mom was able to keep it clean.
On the other hand, I'd be concerned about what other things in the house have been misrepresented.

Rental issues aside since many people have already said it but I think carpet in the dining area is manageable even if you are not perfectly obsessive about keeping things perfectly clean and tidy I would go to ikea or Homegoods or Salvation Army or something and get a large rug to put over the carpet under the table make sure it's a light color so it doesn't bleed on the carpet but it will help keep things cleaner. We have done this in all our rentals for years and ywars.
