I am scheduling someone to come appraise our home for some financing we are doing. Is there anything I should do to get ready? I will have a clean house obviously but I have never done this so not sure what I need to do, if anything.

I have never done anything except clean.
Funny story - I was making my children help clean the house for the appraiser. Not long after, we had an appointment for the city tax assessor to come through. The kids starting whining about having to clean the house. I told them no, we want it to look bad, so mess it up! The looks on their faces was priceless. They were disappointed I did not actually let them make a mess.

You don’t really need to do much, honestly. Clean it if you want to, but I wouldn’t kill myself over it. When my brother refinanced his house last year, I’m sure it looked like a dumpster fire when the appraiser went through. All they are really looking at is the actual size of the rooms, the age and condition of the furnace, A/C, windows, roof, flooring, appliances (if they are staying with the house), the water heater, whether the chimney is in good condition, the siding or exterior, the foundation, what the lot looks like, whether the basement and/or attic are finished living space, those kinds of things.

Okay thanks. I should be good then. Reason for this refinance is to get some of these things updated.. Windows and furnace especially. Everything else is in decent conditions or newer. House just got painted and siding repairs. And we are basically clean so there isn't much I would have to do other than some surface dusting, etc. For a 20 year old house it looks good at least to me!

The last time I had a house appraised I'm pretty sure the appraiser sped by and didn't even get out of the car. Fireplace listed when we didn't have one, the wrong type of siding etc.
The first one we had (refinancing) they went inside the house but it took maybe 2 minutes.

They took a photo of the front of the house from the street, the rest of the information seemed to be pulled from the tax files. The report also included photos & sales comps of several comparable homes in the area that had sold within the last year.

We had one done a couple of months ago, and he was here for about 45 minutes. Took pictures of every single room, too... including the boys' bedroom that had a vacuum sitting in the middle of the room!

I was unlucky enough to get an appraiser (on a refinance) who dinged me for code violations. I had never known appraisers to serve a function like that. But I was forced to install new railing on a 20-year old porch to meet code in order to close the re-fi. He would not certify the property's value 'as-is'. Needless to say, I was pretty ticked off. We'd had the home appraised when we bought it and nothing was said about the railing. Hopefully this fate does not befall you  .

Mine was recently appraised and it was painless. I didn't do anything to prepare. He walked around the house, looked in each room from the hallway, looked at the yard, and left. I think he did look in the furnace room, never opened the garage at all.

But I was forced to install new railing on a 20-year old porch to meet code in order to close the re-fi. He would not certify the property's value 'as-is'. Needless to say, I was pretty ticked off. We'd had the home appraised when we bought it and nothing was said about the railing. Hopefully this fate does not befall you  . Oh that sucks... I don't think we have anything that doesn't meet code. The outside stuff is pretty standard, I only have a cement step up pad to the front door, there is nowhere to put a railing. I think the only ding we could MAYBE have is the hot water heater. DH installed it, not done by a professional. DH is good at stuff like that. We did have a friend who actually installs fancy hot water heaters come and check it out.. but if they want some kind of proof, we don't have that.. yikes.

After years of getting the drive-by appraisal, I was surprised at our last one when the appraiser went room to room, taking photos and asking questions about the age of things (furnace/air con) and ownership (solar panels).
He told me our zip code was flagged for detailed appraisals because of a wildfire through the area a few months earlier.

I think they are required to enter the home and they take pictures of every room to document that they were, in fact, there. If you have made any improvements to the property that would add value, you may want to have a list of them ready for the appraiser.

I think they are required to enter the home and they take pictures of every room to document that they were, in fact, there. That appraisal was in 2012. Maybe it had something to do with the credit union that holds our mortgage was doing the refinance? No idea.

once, we had the drive by kind. he drove by so fast, he appraised the wrong house. when we got the report, the photos were not of our house and the descriptions were all wrong. bank had to send someone out again.

When I was flipping, I provided the appraiser with a list of improvements I had made that increased the value of the home. Sometimes it helped, depending on the home, neighborhood, market, and appraiser.

We had an appraisal done a couple of years ago for a Home Equity Line. They went to the wrong house!! Now granted we live in a rural area, and they "looked" at the house in front of us and they have the same last name as us and there was a Monogrammed wreath on the door. I called the banker and told her it was unacceptable and to use another appraisal firm. I was not going to accept anything from those incompetent firm. Our house numbers are well displayed.

We just had it done for a refi and the appraiser took a ton of pictures to keep on file! I’ve been sick and couldn’t clean and dh really busy at work. I was mortified!! It wasn’t that bad but still!!

I’ve refinanced my house two times over the last 35 years of owning it and I’ve never met or even seen the appraiser. They just check records and did a drive by inspection.
I actually discussed doing a refi last month and the banker told me that they would just do a drive by to make sure the house was standing and looked okay. I told him that 1/2 of my front yard was currently plain dirt since I was in the process of redoing all my landscaping from grass to drought tolerant and still needed to finish the final section. He said that was fine, that the appraiser would be able to see that it was in that process. I ended up deciding against doing the refi, but had I gone ahead, I didn’t even need to be home for an inspection. My house is 35 years old, so I thought it would require a more thorough inspection, but apparently not.
ETA: I should add that this was the banker’s opinion, the appraiser might have had other ideas/requirements and would have needed to inspect the entire house.

Just had an appraiser out for my refi last week. He took pictures and measurements of everything and asked me what work I had done. I’ve been here for 10 years.

Huh. I’m surprised at how many don’t even come in. We were checking our value after our home renovations, so I wanted them to see everything! (In just under three years, our home’s value is now double what we paid, so I’m extremely happy we did the appraisal! It makes all the hard work we’ve done over the last few years worth it!)

Make the beds and put stuff away. I work in lending and some of the appraisals show sloppy housekeeping--which is not part of the appraisal, I know. But the appraisals go into your file, so are seen by others. Not a big deal, but there to be seen.

Yeah all that kind of stuff is done... which is (for me) not acceptable for someone to come into my house and see unmade beds, sloppiness, etc. I would feel that would be a ding against me, even if it isn't. I want to give the best impression overall. She had to cancel for today, so tomorrow is the big day. (Another day to keep it looking decent)
