I just clicked on their "cash offer". They will do everything, with commission of 7.5%, no hassle, an iBuyers market. I sent my info to them to see what they will offer. Interesting.....

Well I work in a real estate office. I’m not an agent but I work extensively with Zillow. While a good tool for consumers, Zillow is not known to be easy to work with, is constantly changing with no explanation and is horribly inaccurate. I obviously have a strong opinion, but I can only imagine it will not be an easy transaction to say the least.

I'm interested in their endeavor into selling/buying homes which seems to be recent with no hassle vs. their overpriced amount when searching via their site (you can own this house and it will cost you this amount which seems overpriced). I've heard it referenced as an I buyers market. Have you been involved with this aspect? TFS

6% is the standard commission.

That seems like a very high percentage for a cash transaction. When I sold my old place I sold it to an investor for cash. No commission involved, we just did up a simple contract and he paid all the title company fees. I paid $0 and we both got a good deal on my property. I would encourage you to shop around a bit. I know at least where I live it is definitely a seller's market.

I'm curious what the realtor commissions are in your area? Here they are 6%, so the 7.5% would not appeal to me. Have you had any local realtors come in and give you an appraisal of your home, as well as current market comps? Definitely worth doing that so that you can do a direct comparison to what Zillow offers.

We got an offer from them because, I was curious. It was VERY low and the commission and fees were more than what our realtor charged. We ended up with more money going the traditional route. For most people their home is their largest asset. Why wouldn't you want a professional on your side?

I find Zillow prices to be not real reliable. And 6% is the normal rate in AZ.
