Just an update... I'm not going to lie, I have been enjoying this no cooking thing that has come with no kitchen. I have a large dining room set up with boxes stacked against a wall for a pantry. I have kept out a few appliances for heating up food. In the first week, our kitchen has gone from fully loaded to completely empty. The floors have been torn out and brought up to code and inspections for the plumbing and electricity passed. No major issues except the plumber said our water heater was 18 years old and about 6 years past its prime, so that was replaced. We've had a landscaping crew in to get rid of about half the front yard and replace it with a picture I saw online. They are now done six days later. Had a company out to measure for a shed in the back, had new steps put into the back yard, and another company out to give us a bid for replacing a flagstone walkway that has become a tripping/death walk. In addition to that, one kid announced he's getting married in two weeks (so next week), and the other kid asked if we could do his wedding in our back yard in 8 weeks. It is not a flat back yard, so we'll need to rectify that. I've got another 6 weeks before the kitchen is entirely done, and I clearly don't have time to cook with everything else going on. Okay, I do, but I just don't want to. . I feel like this is a nice whirlwind "ending" to a very quiet Covid season. So far, so good. I've "Oprahed" my way through this entire situation just imagining/believing that everything is going to work out.

I love seeing remodeling pictures. I hope you’ll post updates often! I'm a fan of all HGTV. Love that most shows can finish in 30-60 minutes though! Here is part of the outdoor improvements. It used to be a muddy incline with large juniper bushes that were big fire hazards. Outside walkway by Nancy Tim, on Flickr Dog run and tiers by Nancy Tim, on Flickr

I am marking my place to follow your progress. DH and I are considering a kitchen remodel this year. We want to rip out our tile floors and replace them with something easier on our feet, knees, and backs. While we are at it, the rest of the kitchen is going to get a full refresh. I like my current cabinet setup, but we are going to refinish them and update the trim (dental mold is of the devil LOL). And of course, new countertops will be nice. It’s a little overwhelming doing all the planning!
We are also looking at radiant heat flooring system in our kitchen/dining area and family room since we want to switch from propane to electric heat pump. Radiant heat in our mist lived-in areas may make sense, but we will have to run the numbers. If we want to go that route, it would make sense to do it now when replacing the floors. Our furnaces work fine for now, but they are 20 years old. We use at least 1000 gallons of propane each year, and we usually lock in our price during the summer, which is usually very affordable. However, propane prices have skyrocketed and are expected to remain very high this year. A new heating system will be significantly more efficient than our dinosaurs, and this is probably the time to switch. We plant add solar panels to our roof when it gets replaced in a few years, so we were going to make the switch eventually.

Oh my nothing like planning ahead and trying to make life easier for you. I'm sure you'll get there though. I love seeing pictures of before and after so keep posting progress.

You have got an interesting two months coming up. Congratulations on the weddings! I like your attitude - lots of activity to look forward to after covid slump. I probably wouldn’t even try to cook for the next two months, just enjoy the shift in life for a while.
I love renovation photos. In looking forward to seeing the new kitchen!

Buying a brand new house is great, but there is something about seeing a no-so perfect house get remodeled, step by step, week by week. I am excited to see more of your progression photos!

We plant add solar panels to our roof when it gets replaced in a few years, so we were going to make the switch eventually. The cabinets in this home gave us slivers, the cabinet doors didn't close, and the tile was so disgusting. I knew the minute I saw it in person that it had to go. We did this once before with keeping our same cabinets but getting new doors and resurfacing the old wood to a hickory. I loved it once we finished. Funny how these cabinets even newer and in a better neighborhood (builder) than our old house were just so much worse. We have radiant heating in the bathroom downstairs, but just never used it. Good luck with your changes. I hate living in clutter and dust, but so far I am doing fine.

My husband wanted a new house. He didn't want to deal with all the expense and hassle of an older home. The back yard was the game changer for me and thankfully I love the rest of the house. It was just the kitchen that grossed me out. Both of my kids want wedding/wedding activities in the back yard, so I knew it was a good one.

Love your yard and hope all the contractors stay on schedule. A wedding in the yard is a great way to break it in!! Did your sons plan to marry so close together or was it an evil plot to keep their parents on their toes? ?

Love your yard and hope all the contractors stay on schedule. A wedding in the yard is a great way to break it in!! Did your sons plan to marry so close together or was it an evil plot to keep their parents on their toes? ? One has been engaged for 2.5 years and they just decided to get it done before she gets her second degree and has to do name changes. In Colorado, you can just sign a paper saying that you are married and it is done. They will be marrying in a park, on a set of rocks, facing the Rocky Mountains. Just family. Small party here after a brunch out. So super easy. Second son just got engaged and is the git 'er done type. I am honestly thrilled they both want low key weddings and I will finally "get my girls." The engaged for 2.5 years couple has been together for 12 years. They started dating in jr. high and for them it is really just a formality. These are the two boys who would walk on either side of me in Target and one would fart. Then they would both jump away from me and one would exclaim that they didn't care how old I was getting, it was never appropriate to fart that loud in public. So I am not ruling out the evil plan idea.

Today was the second day of cabinet installation. The pantry isn't what we agreed upon, so hopefully that is being fixed. I can't use pantry with shelves on the top that are 7 feet tall and almost three feet deep.. It was supposed to have pullouts. After everyone left, my pup just went and crashed on her side in all of the plywood dust on the floor. When I told her to get up, she just sighed and looked at me. Her black fur was grey and I just laughed. It was kind of a lie in dust kind of day!

Week five is almost complete. Next week the guy is coming to sand and stain/varnish our oak floors on this level. Here is the cabinet installation as well as the floor. The tile backsplash is a dark green that almost looks like it has some grey in it. The floor inspector is tired of being locked up every day. I laugh because he shows up in most of these pictures because he is always where I am. Buy a corgi, never walk alone. flic.kr/p/2nmrPkPAnd the eat in kitchen area. flic.kr/p/2nmrPyQ
