I'm not talking some of these crazy listings the Peas love to share But even regular old listings and scrolling through photos - what is an instant "nope" for you? For me it is always the kitchen. If I don't like the kitchen (size, layout, cupboards/counters) then it isn't for me. You?

Kitchen and bathrooms. It may sound very spoiled but realistically DH and I don't have time or desire at this stage in our life to do a whole lot of fixing up or changing to our preferences. I'm willing to paint and have new flooring installed, otherwise it needs to be pretty much move in ready. Other stages of our lives we would have taken on much different things like renovating, adding on, moving walls, etc. That said, I'm not inflexible and I'm willing to think creatively about a space if it meets most of our criteria...we just can't take on one more project currently.

I’ve grown accustomed to some things so hope not to have to compromise in future homes.
Must have a garage, unless the house price was right and property/structure would allow for an addition
Must have an en-suite.
Not so much the house, but a backyard must get good sun. I have no idea what direction that means the house needs to face lol but it’s definitely something that I check before buying a house. I do a lot of self care with a book and a lawn chair or pool floatie.
Decor/finish wise, if the price is right I can deal with things like outdated cabinetry, removing carpeting, popcorn ceilings.

When we looked for our house we didn't have a lot of money. So we were trying to maximize the size of the house (5 kids) for minimal money. The one and only thing I decided I absolutely couldn't work with is if my dining room wasn't big enough for a table to accommodate all 7 of us. I just wanted to be able to sit down and eat together.

Honestly, any renovations that need to be done. I want turn-key, most likely new. We are NOT handy and I work from home, and just do not want to deal with the mess and logistics and disruptions. I know that means we're never going to get a deal, and we're fine with that.

For me it’s the light. And the lovely light is reason why I bought my last two places. If the space is dark and/or without big windows, I’m out instantaneously.

Location, location, location. No matter how perfect a house is, if it isn't in the right location I am not interested. I can change a lot of things with a house, but not location. After that I am pretty open about making changes to a house. Having been through 4 phases of a 10 year to-the-studs remodel (while living in the house!), there isn't a lot that would turn me off. Previous owners who smoked inside This is also a non-starter for me. My parents both smoked and I had to deal with the abatement issues when selling that house. It cost a fortune and I could still faintly smell the smoke on damp days (although no one else seemed to be able to).

Deal Breaker. Non-negotiable: HOA. If I were buying, I would NOT buy a home that had an HOA. Multi-levels. I would want a single story only. No in-ground swimming pool. I wouldn't want the regular upkeep(cleaning) or maintenance costs involved. Lots of built ins. I hate built ins!
Things that I don't like, and would be more complicated to change(require permit, inspections, a Contractor, etc..) depending what walls were load bearing. Too many rooms. Choppy floorplan. Lack of storage closets.
Cosmetic things that I don't like, and can be easily changed. Kitchen wall shelves in place of upper cabinets. I want upper cabinets in kitchen. Mismatched kitchen cabinets (meaning upper is one color, bottom is another color, island is another color, etc...). Carpet Wall Paper

I am not super duper picky -- I have a small kitchen and don't care, and no one would look at my bathrooms and say, I want those. My main things are location -- I want to be close to things -- and that the house not look like it was built in the 1960s or 70s, which I am sure is a product of having been raised in those houses.
Although now that I am writing this, carpeting anywhere outside of the master bedroom makes me keep clicking.

split level no garage or garage is very small (my husbands NO) also driveways that are steep must have adequate privacy (currently live on 5 acres surrounded by forest so very spoiled)

some preferred, but not required:

The last house we bought had a fabulous backyard and that’s the only reason we bought it , The kitchen was not great but honestly , nothing was great about this house but that backyard. The first house we owned I loved and my husband liked it but he could have take it or leave it,the second one he love I never did except again for that backyard. We’re hoping the next one we both love

Driveway must be paved and in good condition. Also not on a hill/steep. I've had a dirt and gravel driveway. PITA during the winter. I've had a driveway on a hill. Hated it. We also had a driveway in terrible condition. Cost us a pretty penny to dig out and have it redone.
No smokers, no HOA, no busy cross streets.
At this point, I want two bathrooms and no need to update everything. We have a new furnace, water heater and central air in this house but it needs a new roof in a few years and new windows, the sooner the better. We also need to update the bathroom. It's not horrible, just showing its age between the original bathtub and terra Cotta tiles on the floor.

Driveway at a steep incline. Ours is a slight incline which is fine. Our old neighborhood (not my house) when it was icy you couldn't park in the driveway (or get to the front door) because of the steep angle. Anything else I could probably fix, or live with, but not being able to get into my own house would be too much ETA: a steep driveway would be good for defense against zombies though... just oil up the driveway.

not a lot, my guy does this all time, too close to the street, on a busy street, angel brick on the front, all no's for him. i had to sell my house when my marriage ended and now i rent. i would be willing to buy almost anything i could afford, just so it would be mine, as long as it was structurally sounds and not a money pit. i tell my bf, you are pretty picky for someone who rents too!

For me, the big nopes are: Wallpaper everywhere. A few borders, or a room? I can deal with that. But a whole house full of 80s/90s wallpaper I will have to take down? NOPE. I don't have the energy for that.
Ugly laminate type kitchen cabinets circa 1970. I don't mind ugly wood cabinets that I feel I can paint white and make look pretty.
Ugly old carpet throughout the entire house. All I can see are lots of $$$$ for how much it will cost to update the flooring.
When I am actually ready to buy a house, I may come up with more, but for now, those are my three main deal breakers.

More to do with location than the actual house…I would immediately nope out of a house with a bus stop out front or a community mailbox. I also don’t want to be anywhere near a school. I’m turning into the “get off my lawn” lady.
I would also avoid busy streets. Currently we are in an area with local residential traffic only, and it’s wonderful. I would not live on a bus route.
Mature trees are a must have. I know lots of people avoid corner lots but I’m fine with them. Our current house and our last house are on corner lots.

Location would be the deal breaker for me.
If it was priced right, I could deal with any changes that I didn't like. Between me being an Interior Designer and DHs background in construction and engineering, we could probably fix just about any issue if was priced right.

I wonder with some of the breaker deals.. what if you don't have the funds to have everything that is a deal breaker.. Let's say you live in an apartment and dying to get out. What if you can't afford everything you want? I'm still sitting at a non smoking home with decent bathrooms and kitchen.. Doesn't have to be top of the line.. just livable. Oh and location I will add.. I wouldn't want to buy a house in the middle of a drug infested area. I would stay in an apartment.

When we were house hunting, I always said "no way" to the houses built in the 60s and 70s that screamed "Long Island" to me (I grew up on Long Island and just did not want anything like that.)
What did I end up with? A split level built in 1969 that looks like it could be on Long Island haha. The town, the yard, the 4 bedrooms, having a living room, a playroom and a family room - all outweighed the curb appeal (which I still don't like very much.)
