There is nothing where I live at for $250,000. It’s hard to find much at $500,000. I keep expecting to see a down turn, but it isn’t happening. It is certainly a sellers market.

In my county, not much small condo or maybe a fixer upper. In other parts of the state maybe a bit more. Single wide trailer possibly also.

I live in the vicinity of Oxford, England so, not much for £200,000 This rather sad apartment is available in the not so nice part of the city. you wouldn't get anything in the nicer areas. Move out 15 miles and you could get This nicer apartment. I couldn't find anything closer to where I actually live, for that amount.

In my immediate area, absolutely nothing. You can’t even buy a vacant lot for that here. In the city yes, but out here in the burbs, not even close.
ETA: The EMV of our house has doubled in the almost 11 years we’ve been here.

You can get a townhome or an empty lot. There are currently no homes in that price range. Home that are similar to the South Dakota house posted, are $280,000 and up and usually need a full remodel.

This was the only thing I could find that was remotely close to my area link that wasn’t a major fixer-upper a townhouse or a mobile home. When I first moved here (14 yrs ago) $250,000 would get you a brand new 2 story with 3000 sq ft, full basement on a nice sized lot. Those same houses today are listed well over $500,000.

in my zipcode, I found 7 properties between 215K and 244K
a couple 2bed/2bath just over 1000sq ft
mostly 3/3 around 1300-1700 sq ft
decent lots - some on acreage
all site built (not mobile homes) and a couple were new construction
also one l0 acre land only lot
TBH that's what we paid for our house in Dec 2020 - we have 4 beds, 3.5 baths, 2600 sq ft on 1.3 acres (double corner lot), built in 1980. We got it for about 15k under appraisal (it doesn't have an open floor plan so it sat on the market a bit and the seller was motivated so we got a bargain). Zillow suggests it would sell for 370k now so the market has gone up significantly in 2.5 years

Here? Nothing. 15 years ago my parents got a 3 bedroom 2 bath condo in that price range a few miles away, but now there is absolutely nothing.
A couple of hours out? You could probably find a small lot rated 9 out of 10 for flooding. People buy them to set up an RV in the summer months.

While home prices continue to climb here, it is always good to be reminded that I live in a relatively very affordable part of the county. $252,000 can purchase 3 bedroom, 2 bathroom, 2000ish square foot older single story home in a safe neighborhood with good schools. $252,000 home

Where I moved from 2 years ago- nothing, not even land would be that cheap. Where I currently live there were 4 land options for that price and one very run down 1400 sq foot mobile home. Honestly I was surprised to find any home for that price. But really, the mobile home was so run down that one was just really for the land as well.

Right now a quarter million is the low end of the real estate offerings in my area (a small northeastern town about 2.5 hrs. away from any major city). Not the very lowest (The very lowest are homes you literally cannot live in without doing work first.), but still quite low.
We've noticed that there seems to be a line at that point around here. If you look at listings on any given day, nearly every single home at 250K or less will be pending sale. They tend to be homes that could use updating, so they are very popular with people who want it either rent out a house or flip a house. They go fast to investors, making things tough for people who need that price range to buy a home to actually live in.
Pre-COVID you could buy many of those same 250K homes for probably 75-100K less.
I checked and right now you can get a 1968 3 bed/1 bath ranch home for $249,000. It's 1300 sq. ft. The kitchen has not been updated, but the bath has had some recent changes. There is no garage (unusual for our cold-weather region). The yard is very shaded, so most of the ground is either moss or a shade-loving ground cover as opposed to grass.

Our modest, 1650 sft, 3bed, 2 bath house in a nice neighborhood was $400k 20 years ago.
