I've looked into so many homes for sale, and I just don't like them. I've determined I would like to build new. How does one go about starting this? We want to downsize to a smaller lot, my dh can't keep up with the .6 acre landscaping. Our current home is 4000 sq ft and we want to downsize this too, it will be just the two of us in a year. We've driven around looking for developments and have called a couple but so far everything is too big. I'm not really sure how to find a builder or a new development area besides driving around. Google has not come up with anything that is current. How soon do we need to really start? We want to be out of here in a year, but anything new is contingent on the sale of this house. Do I need to get a loan to start the process? Or do they wrap it all up into the mortgage at the end? Anything you can tell me would be great. Thanks!

Find a realtor. they know all the developments and can help you figure out what size you need and how to find a builder that will build you what you want. They may even be able to help you find a custom builder and land for that.

When we built we didn't buy in a big development. We actually drove around looking for single vacant lots in established residential areas. You might want to do that if you aren't interested in the type of house that typically gets built in a new development. Our lot is just over a quarter acre, which is big enough for us.

If you are looking to downsize and be empty nesters, most new developments attract young families unless it's one of those retirement communities.
