Dh actually likes it, it's in our price range, it has the high speed Internet we have to have, and it meets dh's criteria.
It's a ten year old Cape Cod on an acre of land, they have free range chickens and call it a hobby farm. I just sent them a message (its fsbo).
If we like it, this will actually be the perfect house. DH will have space to putter, ds and dh will have the Internet they need, and I'll be able to put my dreams of running a homeschool resource center into reality.

Well, it is the perfect house. Perfect acre of land with a vegetable garden, a moveable chicken coop, a flock of free range chickens, flower gardens, and adorable seating areas tucked into the trees and bushes that edge the property. It made my heart thump and I could picture old fashioned lawn parties with tea and finger sandwiches.
But.....
To get to it, I would need to buy a four wheel drive with a high ground clearance. We wpuldnt be able to get two of our vehicles more than 10ft from the main road. The "road" is little more than a drunk cow path. It isn't a private drive so I'd have to deal with the neighbors. Speaking of the neighbors....
To one side of the property is pine forest owned by the state. No problem there. The other sides look like a post apocalypse wasteland. Deep muddy areas. At least one abandoned (I really hope so!) trailer from the 70's. What looked to be an unlicensed dump. A kennel with a multitude of dogs. Piles of metallic things. No houses to be seen.
The property is land-locked so you have to drive right through it all. I've never been so grossed out by my surroundings. The house is listed at $50,000 over appraise value and we would have paid the asking price. If it didn't look like a playground in the middle of a landfill, that is....

Well I would go in at $5,000 below appraised value. You will need that five grand to fix your driveway.
The funny thing about places that look like dumps, is they eventually get cleaned up. We turned our noses up at a few properties because the dump next door and now those properties are extremely valuable. I could kick my self.

If we got permission from the other owners because it's a shared road, it would cost between $10,000-15,000 to make it driveable. We went up it in a jeep that dh takes off roading and I was sure we were gonna get stuck.

You can always offer 10K to 15K lower an explain why. This may motivate the current owners to offer some level of concession to fix the roadway and plant a number of trees to shield your view from the neighbors.
Would it really cost $15K to put down a bunch gravel? or a oil-top type road? We just did a roadway around our middle school - about a 3/4 stretch. We used a new method of crushed stone and some other type of mixture to give it more staying power. It only cost the district $7800 for the full path including the mini concrete bridge over the drainage ditch.

It depends on how far into improving the road you want to go. It needs to be graded, dragged, shaped, rolled, then a layer of gravel, then rolled again, I say that a layer of sand needs to be put down but my husband disagrees, that layer needs to be rolled. Then the final gravel. Most road people will water between layers. In a perfect world nobody will drive on this until it is all set.

You dodged a bulllet. You don’t want to live next to a junkyard and you don’t want to deal with the owners who like it that way or the other owners who don’t want to invest in fixing up the shared road if I understand your post. We looked at a beautiful property once but same as you, the neighbor across the street was a farmland horder with the old rv’s, junk cars, piles of stuff. All I could think was think about all the rats and creatures it would attract. Unless you can buy that lot and clean it up, I say run away.

In Texas land-locked parcels have easements in the survey that are also added to the title so the road doesn't "disappear" one day because the land owner decides to do something different.
