Yikes, that's a 2/10 of an acre lot that you have to remove all that debris to even start to build. That's a crazy high land price.

Yep!! If anyone is ever thinking about moving to Colorado, make sure you have a pocketful of money.. This location is in a not so great area. You would have to clean it first, which who knows how much that would cost and then build? Yuck... $185,000!! This is what DD and boyfriend is up against. Then they actually list it as 2 bedroom, yada yada yada.. then further down you will be glad to know there is forced air... Ummm I think that would qualify as natural air.

How does it qualify as a bedroom if the closet is burnt out and the bathroom is also? Why not say it was a two story house and oops, the second story with additional “ bedrooms and bathrooms” incinerated in the fire.

my mom lives in a desirable area of mississauga* (kinda suburb/bedroom community of toronto). it's an older community so has lots of 60s ranch bungalows and side splits or back splits on BIG lots. tons of building going on where they buy the lot and cram the biggest mcmansion they can get approval for. one down the street from her just sold (no interior photos... clearly marketing it as a tear down) for almost $800k. in toronto, it's common to see tear downs in good neighbourhoods easily go for $800+.... but they don't tear down. these lots are not huge (25x70 feet for example). the flipper will keep the basement and one wall to avoid having to offer a new home warranty. if they keep a wall, it's just considered a "custom rebuilt home". pronounced "miss-a-sog-a" <-not sure why i included that... as for OP, when you see how much *stuff* is in that burnt out house, i am not surprised the fire got outta control.... sheesh.

Why would you include those photos? The only reason I can think of is so you know how many dumpsters to order and include that cost in calculating your offer.

We sold our fire damaged house. It wasn't as bad as this but still needed to be demolished.
We listed it on the Friday and by Monday there had been over 30 inquiries. It was sold by the Tuesday after we received many offers.

On a serious note, it's commercial zoned property on a main street, with photos showing what has to be cleaned, removed or remodeled (although why, I don't know!).

It sure is interesting how perspectives change based on one's 'normal' as I looked at that listing and thought, "huh, that's a pretty good price." Would be a big big hassle to get that cleaned up though.

But really, when there are so many nice places to live, why would you choose a place that is so expensive that this is what $185K gets you? I guess I just don't understand it. How do middleclass people afford to live in these areas? If people would refuse to pay these prices, then the market would correct itself.

It's clearly priced for land value only. The lot is almost 8k square feet. More than enough to build a good sized home.

That's what keeps the market high. Some markets like Manhattan, San Francisco, Seattle, etc will never correct themselves to the level that would make the boycotters come back. The market may dip a little as part of a nationwide recession but the real estate market will always be pricey.

Even though the median income seems low, there are plenty of people who make enough above that to afford to buy a home where the cost of living is high.
