I live in Illinois and we have a shelter in place. My sisters want to put my mom's home on the market asap and I want to wait. My mom is in Arizona and buying a place there and my sisters live in other states. I am the only one in Illinois and the house is in Illinois. What say the Peas? I feel like I am getting out voted and being the unreasonable one.

They can do whatever they like but inform them you will not take part until your state is reopened for business.
Who do they actually think would be out looking for houses during this time?

Aren't your businesses shut down along with the shelter in place order?
You'll have a heck of a time listing a house with realtors shut down, notaries shut down, and people not supposed to come out & look.
I agree with you. Wait.

Wait for sure. Even if people came to see the house (which you probably wouldn't want), I think it will be problematic for the buyer to get the survey & title search done as those (I would think) are non essential.

my mum's house is currently on the market - our buyer just withdrew his offer citing the current financial uncertainty (fwiw - he's a real estate agent himself). Our agent says closings are being delayed both because courthouses/city halls (where deeds are filed) are closed and financing is slower due to banks limiting in-person transactions and figuring out working from home etc...

I doubt that people are focused on purchasing homes right now. If you have a shelter-in-place order then realtors might be banned from showing homes. tell your sisters to hold their horses and wait until this quarantine is done.

What would be the point of listing it when your state is shut down.? Inspections and closings won’t be able to even happen during this. We aren’t sully shut down in Iowa, but our town is locking it up for those things.

It wouldn't hurt to put it on the market and see if it sells, however, I think the housing market is about to take a huge dump and I doubt many are going to buy right now. Set your price and stick with it. If it doesn't sell you may have to rent it out until the housing market bounces back. That can be a very good thing. Renting property can be $$$. Your mom would have added income and great tax write offs.

California chiming in. Here’s a new addendum that CA just added. Would imagine other states will follow with something similar. Adding this because i would not be comfortable going into a home sale with this. It would be like sale pending for way too long.

A friend is supposed to close on her house that she sold on Thursday....they fortunately have moved into a condo her daughter and SIL own until they find what they want to buy. Hopefully it happens...it's a cash sale

They want to do it right away because an Illinois realtor told them a market crash would not effect the type of buyer that would buy her place. I don't want to do it because I have to do things in her house to prepare and i don't want people in her house.

1. Does your mother need the money from this house to get her new home? 2. Do you plan to hire a real estate agent? If so, then you don't have to get out and show the home. 3. Perhaps you can speak to an agent and see if anyone is looking.
4. People will still need homes etc. so only serious buyers will be looking...I think the casual lookers will be at home.

No one will be able to go look at the house. Yes, online they may be able to see it, HOWEVER you don't want it sitting on the market for a long time. Tell them NO! Explain to them that a transaction cannot happen. If a home is on the market a long time potential buyers will question why.
People have short memories. They will question why it has been listed for so long.

I’m in Arizona. I have several friends in government and healthcare. They’ve all been prepared that a shelter in place order is coming for us too, so the point will be moot.

If the realtor doesn't think the market will affect selling the house, there's even less of a reason to sell it now.

My MIL owns her own real estate company and two of my best friends are realtors in other areas. All three have active contracts being signed at present. Two in SC and one in Georgia.
Whether that means *you* should do though is questionable. It's an individual call. Your main issue is that all the parties involved are not in agreement.

Do not let them bully you on this, it's not worth it.

This is not a good time to put a house on the market. My friend was in the process of listing her moms house before this virus worsened and now she has to rethink it. All non essential businesses are shut down here in California anyway and that includes real estate companies.

This is not a great idea. My mother in law is a realtor over here in MI. She told me that they are now supposed to do virtual tours. The listing agent is supposed to set up a time with the prospective buyers, gain access to the home, and then do a virtual tour. It’s not ideal for a variety of reasons. She also said that closings are being delayed and cancelled left and right. She did say that they have gotten or are getting permission to do online closings, so that will help. The banks here have all closed their lobby’s down, which is a problem if you’re looking to finance. Also, there’s a freaking virus taking the country by storm. We don’t need realtors going into homes and possibly exposing the tenants of that home to the virus, or vice versa. Let alone perspective buyers. We’re supposed to be practicing social distancing for a reason. Let’s all do our part at this time.
I assume this is happening in other states, and other parts of Michigan and not just hear. I would wait.

We are in California and have been cleaning out the house to sell it. The realtor,a friend, said last week to not hurry, houses are not selling. Each state is different, and, personally, I don't think we need any added stress. I hope you get to wait, and your family can understand.

Talk to your Mom first. Maybe ask a Realtor for info. Your reply to your Sister could be “sorry, it is not going to work out at this time”.

Absolutely not- this is primarily a safety issue for you, since you would be the one potentially exposing yourself to this virus. If the realtor doesn’t think a market crash will affect the sale of the house, then there’s really no harm in waiting- once this is over, there will be a lot more people looking to buy homes- no one is moving right now because there aren’t jobs to move to and the risk of exposure during a move is too great. I know you said you’re being outvoted, but in this case, they don’t get a vote. You would be the one doing all the work and taking on all the risk, so your vote is the one that matters. If they think they can hire someone else to do all the work and leave you out of it completely ( they won’t be able to), then they can do it, but I still think it would be a better move financially to wait until there are actually people looking to buy.

Put aside all the medical/health risks at the moment... Wouldn't it be a bad time because buyers, knowing they won't have much competition, will lowball you? Anybody who would put a house up now, during this, "must" be desperate to move the property, eh?

This is my experience as well. Depending on where you live, you may not be able to close on a sale now anyway. My husband is a real estate attorney and we can’t get into town offices to file or search docs. Closings already set up are being done by mail, and everything else is on hiatus. This may soon become a non issue for you.
