If you were designing a scrap room/studio from scratch, any must haves you'd add? Current favorites you couldn't live without?
Looking into building a custom home so I'm wondering what I should ask for in my space besides lots of windows/natural light, plenty of power, & closet space with some built in organization. I never thought I would build a house but a unique property has come up so it's starting to look like a real possibility. I'm both excited and terrified.

I would want a whole wall of countertop to use for a cutting station. My dream room would have a small sink at one end for washing stamps, etc.
A mini fridge would be great, if you are dreaming big!

Bookshelves strong enough, deep enough, tall enough to fit 12x12" albums. Albums are tall, and they get heavy.
Lots of outlets. And good & plentiful overhead lighting.

Large enough work station! I used to use an old door that was made into a table then got to up grade to an IKEA desk, I regret not getting a bigger table top after being used to the door size!

I would think about HOW you scrap - do you like everything within reach? in view so you don't forget it? tucked in drawers or behind doors? pick furniture with that in mind
And what you scrap with? Do you buy all the things? Every colour of cardstock? Each new trend as it comes along? Or do you prefer a more limited selection so as to not get overwhelmed? Choose storage with space to grow if needed
How many albums do you do in a year? five years? What size? Plan space not just for the albums you currently have but the ones to come.
Will you want to scrap with friends (post-Covid)? make space for that
Do you have family members who might drop in and chat? maybe a comfy chair? (or an uncomfortable one if you prefer they don't linger, lol)
I would consider having flexible furniture/storage that can be moved around and re-purposed as your needs change

I would consider having flexible furniture/storage that can be moved around and re-purposed as your needs change lol, and here I was just going to type, built in's! Get everything built in, shelving, paper sorting ect...lol. I think because I have moved my stuff around so much, it is kind of falling apart. All those cubes..I would also say, be thoughtful about where your paper is vs. where the light falls, I had paper stored where sunlight hit it, even though I didn't think that was going to happen and my paper faded.

A sink. I use it every time I am up there.
Lots of counter space. I wish I had more.
A large desk. Mine sits in the middle of the space, which I love.
I have a small fridge which houses my coke zeros for scrapping and beer for football season.

I like to have plenty of room to spread out, so if I were building from scratch I would want a long countertop for a workspace. Also, a designated spot for larger tools like electronic die cut machines. If you have to bring it out from storage to use it you are less likely to use it. Lots of electrical outlets and a comfy chair.

If you scrap 12x12 you have to have storage furniture that's deep enough and strong enough to store your albums, paper, and sleeves. It doesn't have to be IKEA, but it has to be deep and strong to support the weight. And like others have said, have enough room to spread out. A designated cutting area would be great!

If I could have a scrapbook space that was actually a decent sized room, I would want shelves floor to ceiling on all 4 walls. They would hold all albums and all supplies.
In the center would be a large square table with drawers all around it. Somewhere in there I would like a window that would provide good light in the day time.
With all those shelves there wouldn't be room for wall art, so I would have to frame and display any art work on the shelves.
