We have work starting this week. Since we couldn't do the travel we had budgeted for, we decided to do some house improvements. Finally having a terrace installed outside the French door we added to the master bedroom 2 years ago. Also redoing the entire landscape (not that it was ever that much), updating the sprinkler system and fixing a drainage issue. Of course, it is supposed to rain most of the week, so it will either be delayed or I will live with a mud pit until it is finished.
We also have work starting on the house that we are doing in two back-to-back phases. The electrician is supposed to start this week, install a new sub feed line to the house, as well as updating exterior lighting on the house and garage. We are also having a new front door and laundry room door installed. When that is complete, they will be converting my dining room into an office as well as doing a remodel of one kitchen wall. Not looking forward to packing up all that stuff, but it will be worth it in the end.

Refugeepea Have you tried looking on build.com and putting in your height requirement? The site will tell you how much water it holds. I’m Getting plans drawn up for my bathroom and kitchen now. I scoured this site and the local plumbing distributor I’m using. I did notice the same style name may come in a few different dimensions. Good luck.

Because our numbers are good we are redecorating the walls and windows downstairs where I live. I am also getting a new kitchen and I am beyond excited. Then we will paint the guest room. That’s all I know for now.

We really need to replace our deck boards, but prices for treated lumber are ridiculously high right now due to high demand and supply shortages. Hoping they will come down in the spring? Ugh...we just talked about looking into doing this our deck boards before winter sets in. I had no idea that this would be an issue. We'd like to sell in a year or two so this was going to be one of the big projects that we thought we could easily check off the list. Ugh!

We have actually done a lot during Covid. All new wood floor on the main floor. Our great room carpet was horrible. We decided to go wood. That was a nightmare.
We got new garage doors. The one was falling off.
Dh just finished painting our last bedroom. We are rotating bedrooms.
I need to get new blinds for our great room.

I want new living room furniture. My dogs have been so hard on it. But I am hesitant to get new furniture because my dogs are so hard on it. My dogs still have a lot of life left in them. Really regret not covering up our furniture better.

I want the living room, stairs, and upstairs hall repainted. Our quick paint years ago looks like crap now. The walls in the stairway are really high and need a ladder to get to it. I'd rather a professional do that. I've patched the holes but the walls need to be painted. Plus the stairs need to be refinished. We go back and forth on doing it ourselves and hiring someone.
But first, figuring out how to pay for new siding.

Not waiting any longer. We have a system that is safe for all, contractors and us. We are starting the bathroom remodels in three weeks. We have been in the house two years, have five bathrooms and never used the master bath. We use a shower in one, toilets in the others. Tile is coming off the walls, turned off plumbing due to bad fixtures, enough!

We want to redo our deck, make a portion of it covered and create an outdoor living area. Even if we could find someone to do the work this year, decking material is non-existent. We are getting quotes for our deck, as well. We want to extend the size of it and cover a portion of it, as well. Right now outdoor space is what everyone wants. Most contractors want to wait until spring to see if prices flatten because right now everything is crazy over priced.

We have been doing improvements now... First a new garage door (the whole door), then a dishwasher. Then a new range which was about two months ago. Next I have saved up for a new washer/dryer. That will be in a couple of weeks.
After that, a new fridge. Carpet and the biggie is windows. All that will just bring our home up to date. Nothing fancy. Bathrooms need to be redone as well. But little by little we are getting there.
Also installed a new doggie door for the new pup.
COVID has played a lot into all this buying. Both of us have been making more money and all these things have been on the back burner forever. It feels so good to get this done and paid for. I thank God everyday for all these things we are able to get. It wasn't long ago where we almost lost our house. I hope never to be there again!!

Our house is small and my daughter pretty much lives in the basement. She's moving out this week so I want to do a massive clean out. Her bedroom will become my office. My own space!!! The bathroom will be emptied of all her stuff. Yay. The rec room is large and will be divided up into areas. I want a work out space for the winter and I might buy a drink fridge LOL. Heck, it sounds like I'll be taking over the basement 🤣 I've honestly had no space in this house for me or my projects in over 25 years.
Outside, a guy is coming this morning to give an estimate for our front porch repair. A couple of the cinder blocks are crumbling and I want them fixed before the winter. Our driveway is terrible but that might have to wait until the spring.
Dh needs to build a kayak shed in the yard by November for winter storage.
Upgrades and repairs never end when you own a house.

I’d like to add on. Our house is not large enough to give four adults space to live and work from home. I get this!! We have 5 adults in a small house. My daughter has decided to move out and her new apt lease starts tomorrow. Love the girl but I'm really excited to have my own office (her room) and redecorate the rec. room which was outside her basement bedroom.

We are redoing out upstairs now that both our girls are moved out. 2 wkends ago we went thru all the upstairs closets and went thru stuff and ripped up the carpet in youngest dd's bedroom. We were hoping for something decent underneath we could work with. It's a 100 yr old farmhouse. Unfortunately, it was 100 yr old linoleum. It is god awful, and glued down to just plain subfloor. So we are going to get an estimate to carpet her room, the upstairs landing and down the stairs. We can't wait until after COVID is done. There is a local guy we can get and we won't be around while he's here, so it should work out.

We don't really have anything that requires workers to enter the house, and DH has been doing home improvements like crazy! Some of those home improvements have been at my mom's house, but still.... I got a new kitchen sink (woohoo--I can finally wash large pans!). He has installed flooring in part of our basement an has one more room to go. He painted a couple of bedrooms. He built a new shed out back this summer, and it looks great. He did hire someone to seal the driveway, but all other outdoor projects have been his--landscaping, power-washing the siding, installing security cameras, etc. This fall he plans to build some raised garden beds for the backyard and make some deer-proof screens to allow us to grow some fruits and vegetables next summer. He also has some olive barrels that are going to be turned into compost bins this winter. prepforshtf.com/make-barrel-compost-tumbler/ We have two barrels that my brother picked up for $15 each, and we will have one "cooking" while we fill the other. Then when one is ready to be emptied, we will start "cooking" the other. That way we will always have one ready for scraps!

I decided in December/January to add a bathroom to the upstairs of my house and was able to buy everything before COVID hit so I'm good there. Everything is in storage. And my builder is my brother, I just have to wait for his schedule. Wait on his fulltime job, his family and his farm. Was going to redo the kitchen ceiling too after fixing a bad leak and ripping it open to add the plumping for the upstairs bathroom, and was going to wait until next year but with the interest rates so low. Planning on refinancing as soon as all the work is done. So I'm bugging my brother more now to get everything done soon. lol

Our deck needs to be replaced. It's unusable because there are so many rotten boards it's unsafe. We got a quote for Trex composite decking that almost made me pass out. (It's nearly half the cost of my first house!) My neighbors have a great outdoor living area on their deck and I'm totally jealous. They have had people over for dinner and sat apart on the deck.

Well, I had a junk removal service get rid of a ton of old furniture and junk from the shed and basement. 100% cleared out DD's old bedroom. I'm redoing it as a guest room that isn't teeny bopper. I have furniture on order, and it should be here next month.
We're planning a kitchen renovation, gutted with a new layout. I'm also planning for one bathroom to be gutted and redone, and two bathrooms with some rework. I'm having trouble trying to figure out what I want. Once I do that, we'll start getting quotes. After that, I want to finish off the basement.

We have been working a lot during the pandemic, but we do a lot of it ourselves. We redid our entire back deck a little at a time. Replaced about 1/3 of the fence, painted all three bathrooms (well, 2.5 baths), and installed a new vanity in the half bath. We hired someone to do the bathroom flooring in the two full bathrooms, and to install the new vanity and sinks in the master bath. Other than letting them in the door and answer questions from another room, we really didn't interact with them. We also hired the same people to paint the exterior of our home. Next up will be replacing the other 2/3 of our fencing before it gets cold. The neighbors to the left just moved out, so we are going to use this opportunity to get that section of fencing done. After the fences are finished, I just want to rest a while. There is more to be done, but it is all very minor compared to what we have already done.

I just had floors redone in our condo: both bedrooms and bathrooms. We went with a local company and I’m so pleased with their work. And, I felt good about using a local business.

We are having 5 trees cut in the next few weekss in addition to the dead trees we had cut in the spring. There went my fantasy vacation up in timber. We are on the list to have the irrigation pump house moved to the side of property (kids call it dead fish cove) instead of in the middle of swimming area. The pipe extends about 20 feet into the lake, kids and adults alike step on it and wiggle it. The rains from Hurricane Sally may slow it all down though.

We redid our patio ourselves during lockdown & did lots of garden work which has made a massive difference. We had to have workers in - several different sets - to find & fix a leak under our kitchen but they were in & out safely using all sensible precautions. Yesterday we had our huge hedge cut but those workers stayed outside the whole time. Next we are having the flooring replaced in our conservatory. Those workers can be isolated from the house so I’m not worried about that. I really want to paint out there too but I’m not sure if I’ll get that done before we get the floor done. In the long term we need to get another bathroom remodelled (we did 2 last year).

I have an actual list in my notes on my phone that gets added to regularly! LOL It's a long list. I just moved in a year ago, and I'm slowly changing things out. I have a ton of projects I would like to do, but will only do them when I can pay cash, and once I feel like my job is more stable (and I get my COVID salary cut back!!) None of it is urgent, thankfully! I hate that COVID has had such a big impact on my personal finances. This place could look amazing by now! I really just need a handy husband! Projects completed during COVID (all small things I did other than the exterior paint) - New / upgraded blinds in living room - Built out a home office / workout space in a spare bedroom (sold old furniture, bought new furniture, decor, wall art, etc) - New mattress for master bedroom - Pressure washed house, back porch, front porch, sidewalk and driveway - House/trim repainted (covered by the HOA) - Guest bath - painted vanity, added cabinet knobs - Added under cabinet lights in kitchen - Started a travel wall Projects to do: - Master bath - replace vanity, light and mirror - Master bedroom - replace blinds, hang tv on wall, replace ceiling fan - Hallway - paint oak trim black - Kitchen - New lighting (add canned lights), paint cabinets white, replace (or cover) backsplash, add cabinet knobs, replace microwave, stove, refrigerator - Living Room - replace ceiling fan, sell furniture, get new furniture (already picked out!), hang TV above fireplace - Dining - New light fixture, replace blinds, shiplap wall, replace dining room chairs - Entry - new light fixture - Laundry - Swap wires helves for cabinets, paint, update flooring, brighter lighting, install some sort of rod/curtain system to hide the ugly ass water heater - Guest room - paint a bookshelf, hang art - 1/2 bath - replace sink, mirror and light fixture - Outside - replace porch light (but painters helped break it, so hopefully they fix it!)

When we refinanced in the past they never have to come inside the house for inspection. Not sure if it is different if you are taking out money. From what I've read there is a refinance fee that will be introduced soon (end of the year?) and will increase the cost significantly so sooner is much better than later!
