I just put an offer on a condo. I liked it. Well it’s got 90% of what I wanted. I don’t think in this market I’ll get %100 of what I want. It’s in a good town.
Long story short my landlord is going to sell my unit come spring. If I don’t want to buy it ( and I’m pretty sure I don’t, I don’t think it’s worth what a similar unit just sold for, besides I’ve lived here I know all the things wrong with it. Lots of expensive things are wrong with it. Beginning with the heat! ) I’m going to have to move with 90 days notice from him. ( which sounds stressful to me ) If I find a place then it’s ‘my’ 90 days notice which I wouldn’t give until I have a place at least semi nailed down. ( which seems less stressful to me )
So after having that conversation with my landlord last week ( when the heat broke ( again! ) I decided to step up from stalking things on Realtor . Com and maybe driving by, which I’ve done for about 18 months now, to going to open houses. Last Sunday I went to an open house. It wasn’t for me. But found this one in the process. So from Thursday to yesterday I prequalified for a mortgage saw the property and made an offer. Feels like a whirlwind. Realtor must think I’m nuts. I mean he had no idea how long I’ve been cyber stalking real estate that I’m comfortable ( ish - I’m comfortable-ish )seemingly going from zero to offer in one week & 3 showings.
So, I don’t know if I’m more ‘scared’ they’ll accept my offer or that they won’t accept it.
I’ve never bought anything alone! I haven’t bought anything in 21 years. I’ve seen so many people ‘fail’ buying too much at high a price & loosing it. I’ve seen housing prices plummet. We had the last 18 months of WTF that we never seen before.
I’m terrified I’ll make a mistake. I’m freaked out about change. I hate packing. I hate moving. My head is spinning. Oye
PS I did NOT over extend myself. Apparently what I feel comfortable ish spending is about half what the mortgage guy thinks I can spend. From where I’m standing the mortgage guy is on something, something strong, because there is simply no way I could afford that. If I could I’d have kept my old house. But that monthly payment was way above my head, or at least it was IMO. So I have no idea why this guy thinks I could afford even more. Where would the money come from?

You have to move, so it is inevitable that all of these things will happen. BUT you can feel in control (for the most part). I wasn't working and my husband was working two part-time jobs. We weren't really looking to move, but were happy to look at things online. I called a realtor and BAM! things started moving. After about a week of looking online, I saw a house that had a great yard I liked and some of the rooms were awesome in the house. Called the realtor and she said they were only taking offers that day up to four. She got us in. We saw the place at 3, put an offer in at 3:45, and by 5:30, we had the house. I had 33 years to pack up. I found boxes on NextDoor and had a friend whose dad worked at Safeway who got me about 80 large apple boxes. I created colored labels for different rooms, set up a packing box of supplies and made a few boxes that would have items I would need for the first weekend. It went so fast. We moved in October 24th, and I have been organizing and cleaning since. I am working on my scrap room (last room). It was crazy busy and I had to do the financing, organizing, contact with the realtor etc. My husband just went with me to sign for a few things. You can do it. It isn't unmanageable. It is a lot, but a new place that is yours will be worth it.

Congratulations! Even if the market takes a dip, it always comes back. You'll be fine. You are very smart not to spend what you qualify for. I laughed and said I'd like to be able to afford pizza after seeing what we qualify for.

Congratulations! Yes, these things are stressful! I remember when we bought our house our mortgage guy said the same thing... He told us what we could afford and dh and I were like wth? no way!

You CAN do this!!! No, I can't come help you pack. But surely in your area prices will not drop.
Relax, don't panic or worry. You cannot control whether they accept your offer or not. But do start thinking what needs to be done next, because you will be moving sooner then later!!
BTW: Apple boxes are great for packing, handling and moving!! Stack well too. Generally very clean too.

So excited for you. Yes, it’s quite scary. Typical *buyers’ remorse *. When I bought the house I have now, I freaked out and backed out the next day. ( I was single ). A week later, I realized that it was truly the house for me. To let the seller know that I was serious, it was a long time ago and not a sellers market - I offered more money for it ! 🤪

One year ago I put in an offer on a condo I had never even set foot in. My best friend went with my realtor to look at it and I put in the offer with her approval. I did have an out at the inspection if I really didn't love it. It was my second major purchase after my divorce. Do I have moments where, even a year later, I wonder if I made a huge mistake? You bet! Especially seeing as I have $24 cash to last me until until the end of the month and no food for me or the cats in my house. But I love my house, I love that it is MINE and I'm proud of what I did.
All this just to say that I totally get where you are coming from. It's a huge step with a lot of ramifications but it will be so worth it when you sit on your couch in your new house, look around, and think "This is mine. I am home."

Congrats on the scary, fun, stressful, good, unwanted, exhausting, exhilarating possibility!
And you might want to see about getting pre-approval - stronger than pre-qualification, and if two offers are similar but one has pre-approval, they’ll win.

And mortgage guys will always tell you the max amount you may qualify for. That's how the bank makes most of their money, off mortgages & loans. So it's to their benefit if you borrow a higher amount of money. It is not necessarily what's in your best interest. So ignore him & go with your gut
