I'm baffled by this choice. It's easy to look past finishes if you're a buyer open to a reno, but black and white looks like they're trying to hide something. I will disagree with this assessment of most buyers. Sure, if you are open to a reno the existing finishes mean nothing, but IMHO the realtor found a great way to highlight the lines and bones of this house and possibly entice more buyers in for a look. All those buyers that can't look past finishes. The buyers that would see a forest green counter top or too many orange toned wood walls as a hard no, not even going to look at it, might give a second thought to their dreams of a turnkey property when they see the lovely lines of this house. Any photos will bring in the MCM and reno fans, these photos will broaden the pool of possible buyers. And FWIW, the photos look desaturated not B&W to me.

The only problem I have with trees close to a house is possible root damage or subsidence by the tree taking the moisture out of the land. Boughs etc can always be lopped.

The photos don't bother me at all. It seems like a smart move. It stands out from other listings. Everything about that house is amazing. If I was in the market and lived in that area, I'd definitely want to see it in person.

The funny thing is (to me), that I have seen a few listings where the houses are so completely white & gray that in a few photos I actually thought I was seeing a B&W photo instead of a color photo, and I thought "WTHeck??" and then I realized what was really happening and thought about how silly it was of me to even momentarily think that real estate pics would be done in B&W. Little did I know! In this case, the house looks like it's well cared for, although even in B&W, the rooms appear very monochromatic to me. My guess would be that if someone ran them through an app that changes B&W pics to color that we would find an all white room and then a few rooms all done in the same wood look. I wonder if the realtor thought this would drum up more interest? People will often make up their mind to strike a home from their list based just on the pics online, so maybe they feel these will make buyers want to go check it out? BUT, we're in a seller's market, so why would that even be necessary?? I'm stumped!

I belong to a few house related groups on FB, and I would say that many, many people don't look past finishes. A whole mess of people don't even look past the current furnishings! (And this is why stagers can make a living! ) Many buyers want the house to look newly renovated/repainted/refinished, they want it to be neat as a pin, and they want it to currently reflect their own style, even when every last item currently inside will leave with the current owners.

BUT, we're in a seller's market, so why would that even be necessary?? I think the tide has turned and properties are not selling nearly as fast as they were June and early. We are keeping an eye on four markets and it is the same in all of them. Properties sitting for 4+ weeks and price drops starting.

We are keeping an eye on four markets and it is the same in all of them. Properties sitting for 4+ weeks and price drops starting. Now that you mention it, at the beginning of the summer, I was feeling bad because there were so many people on our community pages just begging for any leads on properties in the area; but now, in the last few weeks or so, I've been seeing less of those appeals and people posting links to their houses that are for sale instead.

I'm clearly in the minority, but I kind of liked the b&w pics because it helps you focus on the bones of the house and not get distracted by the owner's decorating choices. Having said that, it does raise a red flag since it's so different, and I wouldn't want my real estate agent to list my house that way. In this case, I'm guessing the rooms are very dark because the house is surrounded by trees and it didn't seem like there were many windows, except in the dining area. The house looked great otherwise. I was thinking the same thing!!!!

Yes, mildew and moss. It is in Oregon. A lot of rain, and wet wooden shingles will grow moss - especially in a neighborhood with a lot of big trees so that not as much sun hits the roof to dry it out when it isn't raining. We don't know when the photo was taken though. Even for Oregon that roof is a mess if that is it's current condition. If I have time next weekend I will drive by and see what it really looks like. I do not have time Saturday and on Sunday it is going to be over 100 so I am staying firmly at home. Come on, Skellinton, take one for the team and go stalk, I mean, check out the house for us 🤣🤣🤣 It’s going to be 95 in my area this weekend and I plan on hiding in my basement! Great minds think alike My immediate reaction is something is being hidden and realtor photos isn’t where you show off your artsy side

I can't believe they would sell with the roof looking like that, but then again they probably agreed to b/w photos, so who knows. I wish I had time this weekend, they are having an open house tomorrow.

I think the photos in B/W reinforce the MCMness of the property. It’s very nicely presented but looks like they might be trying to mute any MCM colors. For me, that would be a positive to have the original colors still in place.

I'm sorry I need to make another comment... kinda derailing...
I am enchanted by looking through the street view on Google Maps. SO so pretty!! Looks like a English town.. I think I have fallen in love with that area.. wherever it is..lol. I am sure this is a million dollar plus area..
Does all that moss ruin a house? Do you have to scrub it off sometimes? Where I live it is so dry we don't have anything like that.
