Been renting since April in the new city we moved to for my DH's job. Tenants upstairs. Hasn't been the most pleasant experience.... So we were looking on our own during the summer to keep an eye on house prices, the neighbourhoods and going to open houses. Pricing were starting to come down. DH contacted a Realtor who was recommended to use by his work. She took us on without a pre approval. DH was done his 6 month probation but we didn't think we'd find a place so soon. At one point I said we should get pre approved just incase. Some nice houses popped up with decent prices and we saw them getting snatched up quickly.
The week we got our pre approval, 2 possible houses came on the market. The Saturday our Realtor got into the one house before the open house. We couldn't get in to see the second one until Sunday. For the Saturday house, 3 other couples also looked at the house. I went off to work. My husband phoned me. The 2nd house had an offer. No word on the 1st one we just saw. What we knew from our Realtor is that 2 houses down had sold for 30,000 more than the asking price for the one we saw and the houses are identical. It sold for just under asking. And these two houses were the lowest so far for asking in the neighbourhood which is a much nicer neighbourhood than some of the others we saw. Further from my work. However I had said to DH when he sent me the listing that I would learn this city's transit for this house! I said it again when we discussed putting an offer in (and again when later when we were lifting conditions).
So we put our offer in at the asking price since it was a good price already (these homes were going for 200,000 more in the spring). Realtor put in that they had to accept by 11am on Sunday. Before the open house. We knew that the possession date of December 20th could be an issue for them. They were moving to a bigger city and didn't want to disrupt their kid's schooling. The accepted with 10 minutes left to go.
I currently get woken up by Train whistles (not far from the train station), the tenants upstairs (like this morning, the mom works overnight, came home at 6:30am and could hear her watching tv) and I'm not getting my sleep in well.
So will be nice to have an actual house. We thought at one point we would have to buy something that shares walls.
DH is excited that he gets a garage. We have never had one! It's a 5 bedroom. The primary bedroom is on the main floor with 2 small ones, open concept living room, kitchen, dinning area with a bathroom. Downstairs has the laundry, a decent size rec room and either end of the house has a bedroom with another bathroom. So the kids get the bigger rooms down stairs and the two small room will be an office for DH and a craft/video gaming room for me. It has a side deck that wraps around to the back of the house. The yard is small which is why we like it so much. Kids are older and no one likes mowing the lawn.
Small front yard with a rock on it. Yep a rock. The house looks like a mini castle so my sister said for Christmas presents we need lawn ornaments of dragons and gargoyles.
And speaking of Christmas, it is my turn to host my family. Our plan is to order Christmas dinner and have it at the new place with has a LOT more room for everyone. And well everyone will want to snoop anyway! We want to have someone come in a do a good paint job inside. Move some of our sitting furniture over for the gathering.
So yes, all 4 of use are excited to be moving. Our expensives will be around the same as our rental rent.
