When you have listed a house for sale who is there for the scheduled showings (not open houses)?
For us we get a notice via text two hours before a showing. We vacate the house. The buyers and their agent come in for the appointment.
Dh’s brother is a real estate agent in Chicago. He says he (as the selling agent) or someone from his office always attends as well. Both to help answer questions, try to sell the property and keep an eye on things).
What’s the norm in your area? Is our experience normal or is our agent a slacker? We are in the Seattle area.
UPDATE 5/31. Looks like we no longer need to worry about who should or should not be there. We received an offer yesterday and agreed on terms today. She’s sold. No contingencies. We did a pre-inspection before listing. They did ask today if they could buy the furniture in my craft room. We gave them a price and are waiting to hear back.

Nope the norm here is not to meet them at the house. Your agent should follow up with their agent after though to get their thoughts.

When we were selling in San Diego, our realtor set up the showings (non-open house showings). We would leave (take cat with us) and buyers + buyers realtor would show up to walk around. Our realtor was never at any of the showings. We did not have an open house.
It was the same process in Ocean Shores (Grays Harbor County) in WA when we were the buyers. Our realtor took us to each house for us to look at. The sellers/sellers realtor were not around at any of the 15-17 houses we saw.

Last Spring when we sold our home the buyers agent was with the prospective buyer and that was it. If they had any questions they would call our realtor. Same situation when we bought this home - our agent was with us and that was all.

We were house hunting exactly one year ago today. Generally, the showings were set up the night before and I saw the houses during the day with our agent. I don’t know that anyone else was ever present unless it was another buyer. I don’t believe we ever met the sellers agent and I’d estimate that I saw about 25 houses in 10 days. We are in the suburbs of Minneapolis.
I do think it’s an excellent idea to have another set of eyes on the house based on the stories I read here yesterday! I just don’t know if it’s common.

We looked at dozens upon dozens of houses over the six months we were looking. Unless it was an open house situation, I don’t think the seller’s agent was ever in the houses while we were there with our agent.

Well I know the buying agent picks up the key from the sellers agent but that means possibly a ton of agents have had access to your house keys. That does not sound appealing at all. Here, and I live in a big city the sellers agent is there at the showing. and is available to answer questions.

My agent gets an alert when they arrive and leave.

Lock box here too. The sellers agent gets the code on their phone. Our agent can see who was here and for how long based on when access the lock box and return the key.
Glad to hear that it is the norm for the sellers agent not to be present. We’ve been in this house for 18 years, so it’s been awhile since we’ve gone thru this.

Here, it's always been just our agent who met us at the homes we toured.
Unless, of course, it was a situation where the home owner was there as well. We ran into several of those. Maybe if it is the norm in an area to have someone there representing the seller and keeping an eye open, then perhaps less home owners insist on being there as well? I don't know, but if I had to choose between the selling agent being there or the home-owners being there, I'd choose the selling agent every time.
Sometimes the homeowners would try to be less obtrusive, but some just continued doing whatever they were doing, and we felt like we could barely access the rooms they were in. Needless to say we never bothered to consider any of those homes.
(And yes, lock boxes are the norm here, too. Unless it's a house where the home owner never allows the home to be shown without them present. You can always tell in that case (even if your agent wasn't already aware of it, although they typically are) because then there is no lock box.)

The only house we've sold was vacant (2010 FL) when we sold it so I have no idea. And my mum's house was also vacant (2020 RI)when sold - I don't know if our agent was there or not for showings.
When we were purchasing our previous house (2008 FL) - it was just us and our agent (but the house was vacant/short sale).
When we spent 9 months house hunting in 2020 (FL) before purchasing our current house. All but one of the houses, it was just us and our agent (I think they were all still owner-occupied). That one house, there were people at home - not the owners but adult relatives (children/siblings?? I don't remember) - and that was definitely a more awkward viewing imo.
Lock boxes are the norm here

When I was looking at homes a couple of years ago, only myself and my realtor were there. I never saw the listing agent.

I wonder if my husband misunderstood his brother and he was talking about open houses? I can’t imagine coordinating being there for each showing. We had 15 last weekend.
We did have to disclose we have a Ring with video. So folks know to not discuss too much on the porch. We have picked up a few tidbits there. :-)

Maybe unless it is an area that is more well to do than average. But for middle of the road, suburban home, that is normal. Almost exact. (usually) 2 hour warning and buyer and agent sees home.

We actually are not sure where we will be moving to. Someplace within an hour of our current place. We’ve seen lots of contenders, but can’t make an offer until this sale closes, so we’ll be in an apartment with most of our stuff in PODs. We would like to downsize some (we are on an acre). But, dh also wants a large shop where he can restore old muscle cars in his retirement. I want another large craft room.
The funny thing about the family that is buying our place. They showed up to see it last Saturday. But, their agent messed up and booked the showing at another property. I dashed out with the carts and dh stayed with them so they could see it anyway. The wife was asking him tons of questions. They came back the next day with their agent and an official appointment. Dh is taking that as proof that his brother is right and having a selling agent present is a good thing. I told him he’s wrong because none of the peas agree. :-)
