It's exhausting. My house has been on the market just shy of three weeks.. showings were slow at first because of graduations, July 4, etc. but are picking up. I get feedback from my realtor on all of them. Some, it's just not the right house (fair enough) but there are a couple who seem to think they should be getting a brand new house. My house was built in 1994 and has lots of upgrades, but it will never be new again. It is full brick, across from a park/pool, 85' lot, 4 beds plus bonus, mature trees, 5 yr old architectural roof, just not NEW.
We're priced pretty competitively so it's probably just a matter of time, but I'm so impatient. I just want to get this done and move on with my life.
So, rather than dwell, I'm working on things constantly to make it better. Little stuff like touching up paint, uber cleaning constantly, new mulch, etc.
This week I'm having all the windows washed and the deck restained.
I'm getting close to replacing all the bedroom carpets..they're okay, but couldn't hurt to make them new. Something super light and airy. (Though if I was buying a house, I'd rather ask for credit to get what I want.. but if people want new, I'm going to try.) Main floor is all hardwood and tile, so no problem there.
I still have the window issue. DH and I are going to offer credit to have them replaced at closing, with whatever windows the buyer wants. (Not sure if that's getting across to the potential buyers - yes, they're bad, but we're paying for them and letting you pick the ones you want! Stop giving me feedback that they need work.)
Promise me the right buyer is coming soon!

Aw, it sounds lovely. Some people just aren't willing to see potential in a not-new home. Don't worry; the right buyer will come along.

Unless you don't mind being taking advantage of (and potentially spending a small fortune) I would not offer an open ended credit to replace the windows. Instead I would get a price for some decent windows then offer up to that amount as a credit. If they want better they can pay the difference.
House selling is the pits. Don't tell my DS but I'm glad it was him living in our old house while it was on the market, I would have gone crazy.

I'm in that boat with you! Three weeks on the market. We just decided to drop the price today. Our neighbors across the street with essentially the same house as ours went up for sale over the weekend. Thanks so much neighbors . We decided to drop our price 20k under theirs. Hopefully that does something in our favor. Anyway, the whole thing is giving me an ulcer!

Right there with you! Our house has been on the market about 5 weeks, and our market is SLOW right now. We are moving for DH's job and the movers will be here Wednesday. We will have 2 house payments, YIKES!
Hope the right buyer comes for both of us quickly!

I am so sorry you are having issues. The main complaint we had was that the secondary closets were too small...SORRY. Nothing I can do about that. :-P
Prayers and hugs for everyone on this thread that is selling. It IS a pain and hopefully will be over very, very soon.

I agree with Gypsy. The right buyer will come along. I prefer older homes as opposed to brand new. I'm sure there are others out there that do as well!

If you are priced competitively, then you are in the mix competing for sales. Drop your price below others enough that you attract those looking in lower and higher parameters.

Sorry. I hate selling homes, too. We just had our carpet replaced and put in bamboo from Lumber Liquidators. It was about $3.19 sq ft for 5" boards that are GORGEOUS. It was clickable, so if you are good at cutting wood, it's super easy to lay yourself. I am not, but they also find people to do the job. In the end, I had everything installed for $5 sq ft. Cheaper than carpet and people LOVE it. (I paid to have carpet removed and furniture moved - about $500 extra for 5 rooms)

Good luck to you. Didn't I see more than once on 2peas that there was something people buried in the yard to get their house to sell faster? I can't recall what it was. can't hurt. The right buyer will come along

I want the 40 yr old carpet in the family room gone!

Homes are selling fast in our area. We have many new subdivisions being built on very small lots. Big house, no yard.
My friends have their on the market. 2 acres, pool, big house, mostly updated except for the bathrooms.
Guess what potential buyers want? Yep new bathrooms. I've been surprised this house hasn't been snapped up.

The right buyer will come along It's a Catholic saint (Can't remember his name). I believe you are supposed to bury it in the northwest corner of your yard (don't quote me on this, please). I am not Catholic but my cousin's MIL told me you can't just bury it, you have to believe it will help, lol.

Long story short, our house has been on the market since last September. It too was built in 1994 and has had some major updates. It's a custom built home and the style apparently does not appeal to a lot of current home buyers in our area. They all want something brand new or completely remodeled. It was listed for less than we paid for it 7 years ago but we wanted to downsize plus move closer to my job (I had a 52 mile commute each way.) DH found the perfect house that he loved so we bought it in October and closed in December. Luckily we could afford the mortgage on both houses but it's not fun paying both of them. The housing market here is soft and there's a lot of new construction going on, plus the house is at the higher end of the market here, so we just haven't seen much action on it. We finally decided to put it up for rent and figured we'd either rent or sell, whichever happened first. Once we put it on the rental market last week we found renters quickly. They signed a 2 year lease on Friday. Hopefully they are good tenants!
Good luck to you - I feel your pain, but it does end eventually!

Our house sold in a weekend, but my frustration is that until we close (10 more days!) my dh refuses to look for another house, and meanwhile we are living in a garage apartment. I stalk houses on Realtor.com and have been disappointed to see some sell. There are some on there that have been for sale for several weeks, and I'm hoping they don't sell before I get a chance to consider them for real, but I would imagine the sellers are feeling like you right about now!

They will come along. There are people like me who do not want new houses. I grew up in a new-construction money pit. I like to know a house isn't shoddily made before buying it.

For real? This boggles my mind. I'd be out with a realtor by myself looking at houses even if he didn't want to come along. You're very close to closing. It could be months before you find a house you want to move into (speaking from the experience of looking and looking and finally just deciding to add on since we couldn't find what we needed/wanted - every house we liked was in a really bad area or in a bad school district or too long a commute. Houses in nice areas/good school districts/near enough to work that were big enough and didn't require major upgrades of kitchen and baths were way out of our price range). You could be stuck in that garage or another rental for a while if you can't find something you want to buy. At least if you're out looking, you know what is out there and which neighborhoods you want to focus on and aren't wasting time when you're ready to buy (even now you know when you're closing and can offer that date to a seller). Good luck. I hope there's more on the market in your area than in ours
