Our house goes live on the market sometime Monday. With it being a holiday week, it could be super busy (people off work, family in town, relocators in town), or it could be super slow (people busy with family stuff and travel). We'll have an open house the Sunday after Thanksgiving - no Cowboys game to compete with that day!
If you've sold a house in the last couple years, how many showings did you get/how fast, when did you get an offer, and what time of year was it? Bonus points if you're in the DFW market. Bonus points may be redeemed for hand-selected funny gifs.
It has been quite a whirlwind. 9 days ago the house we're buying wasn't even on the market and I'd done exactly zero to prepare our house for listing. I only slept about 60% of my norm this week (from the adrenaline, simply couldn't sleep past 3 or 4 am), but made up for it last night by going to bed at 8:30. Everything is ready, I've got a showing checklist, and bag packed to hustle out the door at any moment.

We had at least 50 groups through our open house and had 4 over-price offers but that was in the Bay Area so it doesn't count. Good luck on your house selling ~ I'm sure it will sell fast.

Another Bay Area-went live on a Thursday night this past August brokers open on Friday, open houses on Saturday and Sunday. All well attended. 2 offers, one of which was over asking (and a 10 day escrow) on Tuesday. Moving was definitely the biggest stress by far this year. Good luck!

Just last year around this time I put my house on the market. I got a wild hair up my butt and decided I wanted a change-and on a slight whim and a let's see what happens attitude I decided to try to see if I could sell my house.
No open house, but back to back showings all the first weekend and multiples showings during the first week-around 25 maybe? Sold my house in that first week for the asking price. Not DFW, but no where town in Central Florida. It was in a desirable neighborhood though.
It happened so fast I wasn't really prepared for it. But between Thanksgiving and Christmas I packed up my house, moved, etc. The holidays kind of got pushed aside.

My part of DFW -homes sell in a week so I would think you will move before Christmas.
We have lived here a long time, but our house sold in 3 days.
If you have it priced correctly it should move fast.

We put our house on the market two weeks after Thanksgiving in a warm market three years ago. We had multiple showings and sold it the day we put it on the market. You will sell it fast since you are in a hot market. My realtor here told us that if you place an offer the day the house comes on the market it needs to be full price. Jen

I'm hesitant to accept any offer before the open house unless it's truly exceptional. And while a buyer can retract an offer at any time, the standard Texas Real estate contract doesn't have an expiration written in like they do in some other states, so with a sellers market it is harder to force the seller to decide fast.

I have heard that in some hot markets houses will be on the market for X days before they will consider their offers. That way more people get an opportunity to walk through the house. Increasing chances of multiple offers and a bidding war. Jen

We sold our house this past March. We live in a hot market... we had requests for showings coming in so fast it was hard to keep them all straight. Our house went on the Market at noon on a Thursday, and by 3:00, our realtor called us with an offer over asking price. We accepted and were in contract a few hours later. It was FAST! Our next for neighbor listed less than 2 weeks after we did and her house sold within 24 hours as well.

My dd sold her house last October for way over what she thought she could get. It sold in six days. Unfortunately, every house they were interested in had multiple offers. They ended up paying much more than they expected. This is in the South Arlingtom / Mansfield area. Housing here is still going quick.

Not your area- Our house has been on the market since August. It was a hot seller's market until we listed. Then it dried up. Be ready for anything & especially the opposite of what agents tell you. Good luck!

We were in almost the same place 2 years ago. November 13th, 2015 we saw a house that had recently gone on the market that fit what we knew we were looking at for our future but had no idea when we would find it. We had looked at a couple homes each year during 2013 and 2014. We didn't feel like any of them were the right homes. We went to see it November 14. Put an offer in on the 15th. On the 16th she countered. We countered that same day and on the 17th we got a call that she had another offer that was a full price cash offer and was going to go with it. I was fine. Actually kind of giddy. Moving is a big deal and a lot of work. I loved our home and was very content. My dh was so disappointed. He thought it was perfect. He thought for sure it was it. 18th our realtor called....I paused....hmmmm....why would he be calling? I took the call and he said I just wanted you to know that I am sorry that didn't end differently. I told him we appreciated his help and I was at peace with it all. He said he thought he should keep our offer with her for now as he had watched several cash offers fall apart. Sure we were fine with that for a short period of time. Thursday 11-19, my ds was starting a new job. I was hurrying to get him to his first day. I was prepping his dinner and my phone rang. It was our realtor. My heart skipped a beat. He said, her full price offer didn't work out and she wants to go with yours if you are interested. My dh was working from home. I went in to tell him. He said, 100% yes, yes. We were flying out the next day for a 9 day holiday trip. We did it all via fax and had a relative come to be here with the inspector. We closed 12-21 and she leased back for one month. We started major renovations the day she moved out and moved in 6 weeks later.
For our home we had it in good shape and no major work needing to be redone but it seemed like a lot to list it super quickly. We waited a few weeks to list it and it went on the market 12-10. We had about 35 showings the first month. We had 1 or 2 offers during that time but not one that worked out. Our realtor really thought it would sell quickly. We had a full price offer on 1-20 and closed 2-25. Our home was in great shape but we were on a busy street so that was a deal breaker for about 1/4 of the people looking.
We are in the DFW market but you already know that just adding it for anyone reading.

Dh is a realtor here in Calgary ... he is sitting an open house today and the weather is mild, but wintery, so hopefully it is busy for him He always notices a slowdown at this time of the year as people gear up for Christmas ... lot's of "tire kicker's" who come through the property but are not ready to buy If your market is hot though then expect a lot of action

3 years ago we put our house on the market on a Friday, Saturday we had an open house and by Saturday night we had multiple offers. We could not believe how quickly it went. Our neighbors told us there was a steady stream of people all day at the open house.

Thanks for all the input, I'll let you all know how it goes! I actually wrangled an impromptu showing today. Our street is very low traffic, but someone stopped to get a flyer. There are no flyers yet (pics processed tomorrow), so I walked out to let them know it would be officially on the market and websites tomorrow. She asked me a few questions and then I said, heck, do you want to come in and take a look? Since I had it ready anyway.
They were the parents of a neighbor a few doors down. She said they'd like to move closer because she watches the grandkids daily and lives about 30 minutes away right now. Felt good to have a looker, even if it wasn't official yet, haha. I wasn't going to let that opportunity slide by, although once it's actually online tomorrow, I'll stop running out to solicit people that stop for a flyer, haha.

Update! In 2 days on market, we've had 7 showings (1 each Monday/Tuesday and 5 today), received one offer, and supposedly have another 2 coming by Friday. Open house is Sunday so going to try to hold out for that.

I’m in the DFW area. In September/October of this year we found our dream home (were not looking!)sold our house.
I staged our house by removing extra furniture and making sure it was super clean. It sold in 36 hours with 2 offers- 1 cash. We have been in our dream home one month today!
It’s a crazy sellers world in DFW so make the most of it and good luck!
