That is SO exciting! I haven't done anything like that before, but I've made other major decisions on an impulse/gut feeling, and didn't regret them a bit. I hope it works out and you're in your new home before long!

How fun! We had a similar situation where we'd lived in the same home for 33 years, it was paid for and fully renovated. I saw a house online, we got in to look at it at 3:00 and put an offer in 15 minutes prior to them taking no more offers at 4. Owners took our offer by 5:30. Kind of crazy. We're living in the house now. The whirlwind of moving 7 minutes away was crazy, but it was nice that since we owned our home outright, they didn't have to wait for our house to sell. We ended up with 2,000 more square feet (that wasn't necessary), but I fell in love with the yard and my scrap room has a walk in closet.

Growing up my dad had a banking job that meant we were transferred frequently. In one town not an hour after he had gotten his most recent transfer assignment someone came to offer to buy our house. Nice to have a sale without the hassle of showings when you have pets and small kids.

A similar thing happened to me too...I wasn't even thinking about buying, a friend came over and wanted me to go to the auction with him and then immediately started telling me I should buy it. I told him he was being ridiculous. It got passed in at auction and the friend gave the estate agent my phone number and they started calling me...and a week later I bought it.

So very exciting. Sound exactly like one of our house stories. We were selling our house in SC. I had met with the realtor while hubby was at work. She gave me the sign to put in the yard once hubby was home and signed the papers. I didn't wait, put the sign in the yard as soon as she left. An hour later a couple that was moving from Canada was driving by, saw the sign, and bought the house. It was awesome. I know the sellers are so happy to have had you drive by. I know we were!!! Hope it all goes through without any hiccups. Have fun!

We bought the townhouse I'm in pretty quickly, less than 2 days, but nothing like your decision. We were looking in this development and they opened up 4 lots on the wetlands and pond. We jumped on it, but had to wait nearly a year for it to be built.

This is what I am hoping happens for my husband and I. We love our property (5 acres) and home (2 story, 4 bed 3 bath) and it is paid off just like you but it is far more than we need.
Ideally we want to buy a small one level townhome here and the same in a warmer climate for the winter months (so we can snowbird once I retire). We are hoping we can sell our place for enough to cover both.
I scour the listings daily - but nothing catches my eye so far. Not in a rush to do this so as I figure when the time is right it will happen. Sounds like the time was right for you all!

We bought our house on our way to pick my sister up at the airport on Mother's Day. We had decided to stop looking at houses for awhile, but came upon this new development. We knew which style we wanted and they showed us one that had just fallen out of escrow. We checked the backyard for privacy, and left a dollar for ernest money before zipping off to the airport. We are still living here 27 years later.

I don't know if your agent suggested this but would a month's free rent-back help at all? Maybe since it's a divorce they plan to move out quickly but in a hot market, DH's buyers always offered 30-60 days free rent-back.
