Update #1 Ugh. It's looking like there have multiple offers so they have given everyone until tonight to send their best offer. So we've upped our offer over their asking price and are leaving the all cash part + the quick close part. So I guess we will see after tonight if we are going to get it or not. I pray you get it but I will say out of the 7 offers my daughter just put in for a home; two she lost to cash offers. Her 7th offer was finally accepted on a place but good gravy it's an all out house war out there! Everyone was paying over asking, offering an acceleration clause, and an appraisal guarantee. People are doing anything and everything to be the one offer that is accepted!

I will keep crossing my fingers for you. I had to increase my bid too. At first, the other guy put in a low bid and didn’t follow through. Then he heard that I was putting one in for a few thousand under. He decided to bid again and he increased his by over $50,000, rising to her asking price. His first offer was super low. I increased mine to all cash, gave her two weeks to live in the house after escrow closed at no cost to allow her to get moved. I asked for a 15-day escrow. I still got the house and she didn’t need that extra 2 weeks. Cash speaks really loudly in these times.
In California, you have to prove you qualify for a house before most realtors will even show you a property. Mine was super picky with telling me about the offers coming in. He checked up on the buyer offers and used his experience to tell me when one offer felt off. Here in Oregon, the other realtor did ask to see proof that I had the full amount to buy the house. I took a pic of my bank balance and it was just sent to her, not to escrow or anything. Thank goodness my California house sold for a stupid high amount. At least stupid to me. And it is still going up!

Keeping my fingers crossed that you get it. The house we are currently in was a bidding war.The house was listed about 100 hundred thousand under market value and p off accepting offers for 2 days . We might have paid $30,000 over market value but it was perfect us. House prices hav sky rocketed here in Ontario Canada . It’s unbelievable. Studio apartment are costing $2000 a month. How are the kids just getting out of university afford anything

In one town not an hour after he had gotten his most recent transfer assignment someone came to offer to buy our house. The first house my ex and I ever owned sold in less than 24 hours... to our plumber. He certainly knew what he was getting into with the unreliable sump pump in the basement. Lol.
