Update #2
We got the house! Close on May 15. Apparently they liked that we didn't have to sell our current home to purchase this one. Our realtor came this morning and we started the paper work to get our house listed. Photos will come at the end of the week. Thankfully, we got our current home for a steal (it was in foreclosure) so we will be walking away with more than enough to pay for all the renovations and whatnot on the new house.
Update #1
Ugh. It's looking like there have multiple offers so they have given everyone until tonight to send their best offer. So we've upped our offer over their asking price and are leaving the all cash part + the quick close part. So I guess we will see after tonight if we are going to get it or not.
Y'all. DH and I have lost our ever loving minds.
We went to brunch and before we came home, we had put a full price offer on a new home in a neighborhood we have loved.
Were we planning on moving? No. Our current home is paid for and we were planning on it being our forever home. We *just* finished updating it.
On the way home from Brunch, we drove by a neighborhood that we have loved, forever, but homes rarely go up for sale in it. And when they do go for sale, they sell within 24 hours. But a realtor was literally putting the 'for sale' sign in the yard as we drove by so DH stopped to ask about it and we were able to get a tour of it right then. The realtor said they were needing to sell it immediately because of a divorce.
After touring it, we called our realtor and had her submit a full price, quick close, no contingency offer in on it. It has been on the market less than 4 hours. We should hear back from them today if they accept the offer or not, their relator said they would be very happy with our offer since we don't have to sell our current home first. The sellers were really hoping for someone who could do a quick close. We would just need the inspection back without any major hiccups (but it has a new roof, new A/C, heat). Really the only thing we are somewhat concerned about is the pool inspection coming back good.
EEEK. I am so nervous and excited! It's smaller than what we have now (3900 sq ft) and only one story which is a huge plus. Assuming we get this new house, we will go ahead and put of current home on the market since my area is having a strong market for homes right now.

Oh how exciting! I hope it works perfectly and you laugh about how it happened for years. When you are financially wise you can do crazy things like this.

You drove by as the realtor was putting the sign out? That's destiny if I've ever heard it - I really hope it works out!

Wow! Your head must be spinning!
Your timing is awesome, though, to be there as the sign was going out.

You drove by as the realtor was putting the sign out? That's destiny if I've ever heard it - I really hope it works out! She was literally using a hammer to get the sign stakes into the yard. No one parks on the street in this neighborhood so when we drove by, DH just glanced down the street. He slammed on the breaks and flipped the jeep around...I asked him what he was doing and he said Im not sure but I think a home is going up for sale. Sure enough, she was parked on the street and had her trunk opened on her car and was putting her sign up. I had been looking on Zillow and hadn't seen a home for sale in awhile and she said it wasn't listed on the websites yet as they just signed the e-signatures late last night.

...and my SIL sold their home to the woman behind her in the grocery checkout line!!
My brother still has mixed feelings, I think.. But before he knew what was happening, his wife had committed to selling while at the grocery store, couple came by the next day--had cash, no need to wait on a loan...

How exciting/scary/thrilling/terrifying, all at the same time! My ex and I purchased our second home with a fast decision like this. My older sister and her husband and me and my husband had all moved out of Los Angeles County down to Orange County. My parents were still in LA. They decided there was no reason to remain in LA so they listed their home without telling any of us. They came down to spend a few days at my house. My ex (DH at the time) and my dad went fishing on his boat.
Mom then told me they were moving near me. I was thrilled. We went looking at houses in the area. We had been to three or four new developments and Mom was pretty sure where she wanted to buy, but we kept looking for decorating ideas. We pulled into this development and looked at the models. I immediately loved them. The lady working in the main office told me which of the models that I liked were still available. There were only 2 left. We drove home to get the men.
They still smelled like fish and wanted to shower but I was too excited. Seconds after we walked into the office, the woman working there pointed to a pregnant woman walking in from the parking lot. She said she didn’t want to pressure me but wanted me to know that this woman had been going back and forth between the house I wanted and one in Diamond Bar, about an hour away. She is probably coming back to buy the house you want. My DH looked at me and said, “Are you sure you want this house?” I said I did and he told the lady we would take it!
The pregnant lady walked in and said she was ready to buy the house. I felt a little bad, but there was one more like it that she could have taken. Instead she got mad and walked out. My DH said, “Show me where we are moving to.” He hadn’t even seen the house from the outside when he agreed to buy it. He never really cared about the houses we lived in anyway. And after our divorce, I remained in that house for 44 years and raised our son. It is the house I just sold last year to move to Oregon!
The way I look at it, something pulled you to that area and you were in the right place at the right time, before the house was actually open to buyers. That means something! When I bought my current house, there was a man who also wanted it. But like you, I didn’t have to sell my house first because I had already done so. The other guy needed to sell his and then qualify for a loan to buy it. He could have fallen out and she was anxious to move to California near her daughter. Plus, the previous owner liked me. We talked a bit when I was looking at the house and she reminded me of my mom. We bonded and she later told my realtor that the instant she saw me, she just knew I was going to buy her home.
I’m crossing my fingers for you.

That reminds me of the time ex and I went to The Calgary Stampede and bought a hot tub! Ok, the same but on a much smaller scale! Sometimes you just have to be impulsive! Best of luck to you.

Mom ordering: I'll have the spinach quiche and the 3-bedroom bungalow, please. When you see your chance, move fast! We behaved similarly for our house, and we've not regretted it for a moment. Good luck!

But before he knew what was happening, his wife had committed to selling while at the grocery store, couple came by the next day--had cash, no need to wait on a loan... We heard a similar story from a guy in our neighborhood. Basically, story went like: -Neighbor and wife put offer on house that had been on market for 6+ months with no other offers. - Another offer comes in on house next day, that offer was accepted - Found out one of his volunteers and her husband put in other offer -Volunteer/DH offers to sell neighbor/DW their land in our neighborhood -Neighbor/DW saw land and buy it for what volunteer did --Neighbors build house and move in. I think the neighbor works for the state park system and the volunteer is one of the ones he works with at local SP.
