The house next to us is a rental and has been for at least 8 years. We off and on have had minor aggravations with the tenant du jour (not inclusive of the schizophrenic guy who threw barbell weights into our windows because he thought we were broadcasting messages into his brain), but nothing of consequence.
Apparently, the current tenant (who we actually have enjoyed having there because she is quiet and mows regularly) has trashed the inside of the house and won't let the landlord in anymore. We know she has a huge Rottweiler because she told us and we sometimes see her walk him, but not sure if he/she has caused any of the damage, It all started when the tenant called the landlord about the AC pan overflowing and when the landlord sent the repair guy, he reported that not only was there damage, it was damage consistent with a longstanding leak AND the rest of the house looked like it was in terrible shape.
So the landlord (a sweet, old, widowed lady whose husband thought setting her up with rentals would be the best way to get retirement income) gave notice that she would be inspecting, but the tenant refused. After multiple refusals, then finally silence, the landlord has given the tenant her 30 day walking papers and even told her that she would return her deposit, just to sweeten the pot and have her vacate. But not a peep from the tenant. Won't answer her phone or the door for the landlord. We know she's around because her car comes and goes, and her trash can appears and disappears, but we don't actually see her. Landlord asked us to keep a eye our for a moving truck or anything weird. She's hoping to avoid long eviction process and the tenant will just go.
I feel bad for the landlord. I know that most tenants do not create issues for owners. But this lady has had two bad ones in 6 years.
***This post has no purpose save to gossip about the tenant next door. I swear that house has bad juju or something.

Interesting. I wonder if she'll move out. I feel bad for the landlord. I could never be a landlord because of these types of things. I'd be busting down the door to get in to check out the house or I'd be watching to see when she leaves and then go in when she was gone.
I only have two neighbors and they are both as boring as we are.

Ohh that sucks for the landlord. I bet the tenant wont move no their own and will make the homeowner go through the eviction process. Does your state allow for the homeowner to come in, without consent from renter, for any reason? I know some states allow that to happen as long as notice is given and they are maintaining the property.

Oh no. I feel bad for the landlord. if the landlord gave her 24 hour notice, can’t she show up with the cops and just get in using her key?

The laws about landlord entry in Texas are pretty vague. In general, the tenant has possessory rights to the property, but the lease provides details under which circumstances the landlord can enter and how much notice they have to give. The issue now is that the landlord can use one of multiple reasons to enter the property, but if there is any reason to believe that the landlord is using a reason only as an excuse to enter, then the tenant can claim the property was entered in violation of the lease.
Given all that, the landlord is hoping she just moves out and it's done with.

Landlord had good reason to enter after an outside contractor notified her of damage in the house as well as needed repairs for a leak which the tenant did not address with the landlord!

After about 35 years of doing Landlord Tenant law in MO I will tell you now that the tenant will be unlikely to move of their own volition. What is more likely is that the tenant will now stop paying rent. The landlord needs to bring legal action as soon as she possibly can. Landlord should also get an attorney working on this. A termination notice must be specific and non-ambiguous and also timely.

We were landlords for a few years and I hated every minute of it. Not paying rent, lying about how many people lived there, trashing the place ... and that was with a cop for a landlord! In California, the laws are all on the tenant’s side, and it takes months to get them out. Once we sold that house, we both said never again. I have nothing helpful to contribute to the conversation, I just want to know why it says “tea” in the subject line.

We had a tenant once who counted the nail holes on the wall that we missed filling so he wouldn’t be charged 😳

It really pays to have a leasing management company take care of everything. My daughter has a rental property and a leasing agent handles it all. Her SO is out of town a lot and he did not want a tenet to be able to harass her or cause other problems. When something needs repairing, they are notified and her SO or my husband goes over and fixes it. That is how she found out the tenet was not changing out the air conditioning filters. So now she provides the filters and they have no excuse. The leasing company collects the rent and sends a check to my daughter every month. I am not sure how much they charge for it, bit it is a reasonable rate or they would not be paying it.

I think tea=gossip comes from "spill the tea" which is like "spill the beans" (i.e. "tell it!"). That's what my teens told me, anyway.

Once you have been burned by a landlord for things like that, you learn. I now get witness names and contact information as well. People who can speak to the condition when tenancy began. It's a little scam that unfortunately some landlords run. I agree. We’ve rented 8 houses and have lived on base another 5 times. I photograph everything and document it on the damage list. We had a landlord question huge screws in the wall—where they had their TV mounted! We had landlords refuse to pay bills and I’ve signed for the service, so I’m legally liable. So now I will no longer sign paperwork. Another gave me a sob story about now being able to pay for AC repair, so we paid that. It took them over a year to pay that back. It wasn’t a cheap house—that rent was $3,000 a month. Our current guy is great to deal with, but his realtor was over the other day and tried to ding me for carpets with Sharpie all over them. I just pulled up the photos from when we moved in.

Tea = gossip It likely dates back to early 1900's when the women would visit for tea and then gossip. It was like your daily soap opera, live!
I hate bad tenants, it gives the rest of us a bad name!

We had a very confusing text conversation a few months ago, where she is telling me gossip and I was asking about tea. She straightened me out and now I am hip and happening and oh so cool LOL

Unless of course the property management company decide to stop paying the rent to the landlords and then cut off all contact send them on a wild goose chase around town to find their new ‘office’ which is a box in the local UPS store. It’s a long story and we are the landlords. Our property manager was great for 5 years, then she and her husband suddenly became thieves. They were also living rent free in our friend’s house while he lived in Japan. He had no idea they were there! A British friend of mine had a rental house in a residential area of FL. Her property managers were renting out the house to tourists and telling her it was empty. She only found out when she went over and chatted to a neighbor!!

This is why I don't like being a landlord. Crap like this. My parents had rentals when I was growing up and for the most part the tenants were great. They stayed for years and years and I don't recall any bad evictions. One did leave a leave chicken in the backyard when they left. Another tried to pay their late fee with a whole hog's head. 😂

My husband was the property manager for an old neighbor's house for 25 years. A majority of the tenants were problems. This was nice four bedroom home that was trashed over the years. My husband documented it all, but sometimes getting people out was a win.
The house next to us was a rental for years. One night it was like an episode of cops as the SWAT team came in and took away one of the nicest renters ever. Sad. We were thrilled when it actually sold. Guy in there now is a green beret and is gone 9 months out of the year. My husband takes care of his lawn for free just to keep it nice and say thank you for your service.
